We have clients who are looking for a golf course view property in Huntington Beach and we always recommend the Huntington Seacliff community as one of the best places look.  What is love about the Seacliff community is that is first a secure and gated neighborhood to live in.  Second, the location is really ideal as it's a short distance to the beach while being in a tract that is surrounded by large luxury homes.  Third, there is a good mixture of one and two story homes located here that date back to the late 1960's to larger newer homes. Of course, what makes this community special is that is surrounded by the lush grounds of a private golf course.  Within the Seacliff community there are sections for example like "Upper Seacliff" where homes are

Huntington Beach is well known for it's water front homes and this year is no exception with 10 of the most expensive homes selling this year were located right next to the waters edge.  Two of the top three were located in the gated Coral Cay gated community in the Huntington Harbour area with the third highest sale being one of the most iconic architectural homes in Huntington Beach.  The real estate market has seen a lot of twists and turns this year but the luxury market still continues to remain strong with some iconic properties selling this year in Huntington Beach.

3612 Courtside Circle, Huntington Beach was the highest sale this year at $10,600,000 in January 2022 and located in the Coral Cay community which is arguably one of the most premier

The Brightwater community in Huntington Beach is one of my favorite communities since there some stunning architectural homes that really do stand out and have a ton of curb appeal.  Over the years we have been asked if there is any gated community in the Brightwater community and the simple answer is yes!  Sandover is the only gated community at Brightwater and typically doesn't get as much coverage as the rest of Brightwater dues to it's limited number of 19 homes located here and limited access to the general public.  The large majority of homes were built here between 2015 to 2017 with stunning two story floor plans to choose from.  Real Estate prices over the last 6 years have consistently remained strong in the $2 million dollar range as pictured

Huntington Beach offers a wide variety of properties from luxury ocean view homes, residential condos and even manufactured homes.  For a beach town, Huntington Beach arguably has some of the biggest choices when it comes to buying a residential condo near the beach.  We often get calls from clients looking for affordable properties by the beach and we always recommend the city of Huntington Beach due to it's affordable price points.  The only thing to keep in mind when looking for a condo is to make sure it's not located under a land lease where you don't own the land.  There are several condos that fit that criteria and can be found in neighborhoods like the Gables and Harbour Vista communities.  Of course, the best condos are often those located on the

One of the more popular communities in Huntington Beach when looking for a rental property is the Seabridge community.  What makes this a little bit of a challenge is that there are two neighborhoods in Huntington Beach called Seabridge so it's important to know the differences before making a decision on where to rent a home.  The first one is located near the Downtown area of Huntington Beach is a gated community with a variety of condos located here.  Some of these include Seabridge Lakes, Seabridge Villas and Seabridge Townhomes.  I would say this is probably the more popular Seabridge community due to the variety of units that are located here with some offering lake views.  Plus the location being a short driving distance to the downtown area and

When comparing real estate prices in Orange County for beach properties some of the best values can be found in the city of Huntington Beach.  There are still many single family homes that can be found for under the $1 million dollar price point which is almost impossible to find in neighboring beach towns like Newport Beach, Laguna Beach, Dana Point and San Clemente.  One of the reasons for these affordable homes is the size of Huntington Beach which has a large number of beach homes that were originally built in the 1950's and 1960's.  A lot of these homes were mass produced at the time so there is a large number of inventory of these types of properties which keeps the prices down.  These one story homes often feature a similar floor plans with three

The Huntington Landmark is arguably one of the most popular 55+ communities in all of Southern California with a lot to offer for those looking for an active adult senior community.  There is a wide range of housing provided here with some of the most popular floor plans that can be found here are the two bedroom condos.  Real Estate prices like everything else have been going up in the last year with the lowest price sale in the last 365 days was a two bedroom condo that sold for $400,000 in February 2021.  The highest sale occurred in October 2021 where a two bedroom condo sold for $735,000.  This wide range of pricing often comes down to the size of the condo as well as the condition and number of upgrades found in the property.

One of my favorite places to look for large rental properties is the Seacliff Club Series neighborhood.  First of all is located within a 24 hour guard gated community which is very impressive.  Security here is very strict so don't expect to go through this community unless you live here or a guest of one of the owners.  The properties located here are considered townhomes with multiple levels of living space.  You either love or hate having different levels as it does require a lot of steps going up and down between the different levels.  For the most part you have an attached two car garage located on the street level with a series of steps going up to the first level where you have the kitchen, living and dining room.  Up one more flight of steps and

When I first move to the Orange County and was looking at homes the word that a lot of real estate agents would use was that the home was "turnkey."  At first I had no idea what they were talking about since it seems to be real estate lingo but quickly understood what they were talking about.  Basically, the phrase means to turn the key and enter the home without having to do any repairs, etc.  This phrase is used so much that it's the one keyword to look for if you are in the market to find a home that doesn't need any work done to it.  Huntington Beach has several homes currently on the market that are in this condition with a wide range of prices from smaller residential condos to single family homes.

Buyers in this current real estate market are

Real Estate agents see a lot of the same homes come on the market with many of the homes that have come on the market several times.  What we love to see are homes that rarely come on the market.  A lot of times these homes have never been on the market for a period of 20, 30 and 40 more years and are typically family owned for a period of generations.  We did a quick search and found many homes that had never been on the market before.  These range from penthouse condos like Harbor Bay Club that offer water and sunset views to single family homes in popular neighborhoods like Bolsa Landmark, Goldenwest Estates, Lake Park and Brightwater communities.

Arguably considered one of the best neighborhoods in Huntington Beach is the Huntington Harbour area.  Located at the very north end of Huntington Beach is a collection of luxury residential homes and condos that are very much sought after no matter if you are looking to buy or lease a home.  Within the area is a collection of 5 islands with many homes offering stunning water front views.  Homes located on the water command a huge premium in price especially if the home comes with it's own private boat slip.  The inventory of these homes is currently very limited with single family homes starting at $5,800 a month with direct water front homes starting at over $15,000 a month.

Some of the key places to look for rentals include the five man made islands

One of the common requests we get from our clients is finding a home that comes with inside laundry.  Of course, for larger homes this a pretty much a common thing to have as many luxury homes even come with their own individual laundry room.  For smaller homes and condos this is a common question as laundry areas can be located in the garage and for residential condos you may find the laundry in the community laundry facility.  In fact, one of the first questions we get from condo buyers is regarding the laundry and having inside laundry is a huge selling feature.  You will sometimes see in condo listings that a unit comes with laundry hookups which often equates to having inside laundry as well.

Probably, the most asked question for those looking to

There is a wide variety to residential condos available for sale in Huntington Beach from the very low end to luxury ocean front units.  One of the common requests that we get from our clients is being able to find an end unit in order to maximize view and to only have one neighbor with the attached adjoining wall.   One of the things I love about finding an end unit is the amount of light that comes into the condo.  The end wall is typically filled with lots of windows where there normally would be a wall.  This allows for a lot of extra light that floods into the condo.  This also means for select condos in having an extra viewpoint whether it's looking at the water, ocean and/or trees.

There is also another perk in buying an end unit is the

We get a lot of requests from clients looking for an ocean view home in the Huntington Beach area.  For the most part there are very few communities that offer an ocean view with the exception of neighborhoods like Pacific Shores, Brightwater and the homes that line Pacific Coast Highway.  What many have done in the downtown area is building three level homes that often have a roof top deck that can provide views of the Pacific Ocean.  If you have ever driven through the downtown area of Huntington Beach you will see this the case with large 3 story homes built next to each other.

Real Estate prices for homes with roof top decks currently start at just under $1.1 million for a three bedroom home that comes with around 2,500 square feet.  Of course,

Huntington Beach is one of the largest beach towns in Orange County with a huge selection of properties near the beach and the Huntington Harbour.  For the most part, many of these properties are located close to each other offering little privacy, especially in the backyard spaces of the home.  There are several neighborhoods that do offer homes with private and/or spacious backyard which are ideal for enjoying the beautiful coastal weather that can be found in Huntington Beach.

One of the places we like to recommend is the gated Seacliff community.  Look for homes located in neighborhoods with detached single family homes as they often are located on large sized lots.  Another gated community that we absolutely love is the Boardwalk community which

Home buyers love buying a home that has many upgrades found throughout the home.  Many home owners often forget to upgrade a garage as it's seen as the last thing to do to update the look.  Having a clean and modern garage can add to the value of the home, especially for those buyers who are car enthusiasts or expect everything to be modernized throughout the home.  One easy way to upgrade a garage is to add an epoxy finish to it.  Epoxy floors have a very clean look with a variety of colors that one can choose from.  Once complete, epoxy flooring can add value to any home for a minimal amount of cost.

We did a quick search for homes that are being offered with epoxy floors and found a wide range of properties.  This ranges from small condo communities

Huntington Beach has a wide variety of investment properties that include residential single family homes and condos that are used for investment purposes.  This is ideal for those looking to buy a residential property and then rent it out to earn a monthly cash flow on the home.  I did a quick search on our multiple listing service and found 6 properties that have been marked as potential good investment properties.  This includes homes located near the beach as well as to the north and south of the Huntington Beach Pier. One of the properties is located one block to Main Street and the Huntington Beach Pier.  Due to it's size it's ideal for an investment property which features a one bedroom, one bath home with 416 square feet and listed at $825,000.

One of the unique amenity that can be found in the larger homes is the man cave.  The concept grew many years ago for men to have their own dedicated space within the house for themselves.  it originally started out in the basement of the home where the room was often decked out in sports memorabilia, large screen TV and even a billiards table for entertainment.  The sole purpose of them room would be for the man in the house to get away from everyone and enjoy a good sports game or hang out with other male friends.  For the most part, it takes a rather larger house to accommodate such a room as most growing families occupy the large majority of the rooms for kids and work office.  Having an extra room in the house that can be dedicated to such a theme is

Huntington Beach has a nice mixture of residential single family homes that were mass produced in the early 1950's.  There homes are typically one story homes located on smaller lots.  Since that time larger homes were built that often feature a guest house or commonly referred to as a guest casita.  These are often separate and additional living spaces that are ideal for extended family members or out of town guests.  There are a couple of great areas where you can find these types of homes.

First, the Huntington Harbour is an excellent place to look at these homes tend to be larger than the average Huntington Beach home with a nice mixture of water front and beach close homes.  Waterfront homes in this neighborhood often come with a private boat

One of the lowest priced senior communities in Orange County happens to be located in Huntington Beach near the cross streets of Main Street and Garfield Avenue.  The community is commonly referred to as the Huntington Harbour Village Senior community and is strictly dedicated for those older than 55 years of age.  The complex is an iconic Spanish style architectural community that was built in the early 1980's and has a lot of charm and personality.  This is a secure gated complex with a location that is within walking distance to local shopping and restaurants.  The best part about buying here at this many of the condos listed for sale here can be purchased for under $200,000.

One of the key things to remember in living here is that you have to be at
