When I first move to the Orange County and was looking at homes the word that a lot of real estate agents would use was that the home was "turnkey."  At first I had no idea what they were talking about since it seems to be real estate lingo but quickly understood what they were talking about.  Basically, the phrase means to turn the key and enter the home without having to do any repairs, etc.  This phrase is used so much that it's the one keyword to look for if you are in the market to find a home that doesn't need any work done to it.  Huntington Beach has several homes currently on the market that are in this condition with a wide range of prices from smaller residential condos to single family homes.

For those who are new to California than you may have not heard about properties that have Mello Roos before.  We commonly see Mello Roos associated with new construction communities where some of the extra building cost fees are passed on to the homeowner.  The easiest way to explain this extra fee is to look at the various costs when building a a brand new neighborhood.  Often times there will be a cost to put in sidewalks, pave streets, put in lamp posts above the streets, etc as those costs can really add up.  In order for the builder to avoid having to pay these costs a Mello Roos bond is often set up to pass on these costs to the new owners of the properties that will be living there.  These are typically from 25 to 30 years as it almost acts like

The Azurene is an upscale community in the Brightwater neighborhood that offers upscale homes with views of the Pacific Ocean.  The Azurene neighborhood is one of the most expensive neighborhoods with home prices well above the $2 million dollar price point.  A new listing just came on the market two days ago in Azurene that featured five bedrooms, five bathrooms and 5,580 square feet of living space which is listed for $3,347,900.  The home was only on the market for 2 short days when it accepted an offer and it's currently in pending status.

The Downtown Huntington Beach area offers many ocean view homes that are typically found north of the Huntington Beach Pier area.  The downtown area is considered by some to be the most desirable part of town that is near the major retail shops and restaurants.  The Huntington Beach Pier is the beginning point of the downtown area and continues over 20 blocks inland.  Since the area is primarily on flat land, the majority of ocean view properties are found directly on Pacific Coast Highway which is the closest street to the ocean as well as one to two streets back.

For those looking for a condo right at the beach it's hard to beat the ocean view condos located at the Pier Colony condo complex.  The building itself is located off Pacific Coast Highway and within steps to the sandy beach.  In Huntington Beach it's really hard to find a condo much closer to the sand then this prime location.  Some of the features of these condos include outdoor sitting deck areas, elevator access, open floor plans that combine the kitchen and living room spaces.
