The Harbour Vista community in Huntington Beach is one of the most requested condo tracts due to it's very attractive price points by the beach.  Many buyers get really excited when they see condos still in the mid $300,000 for a two or three bedroom condo with over 1,000 square feet of living space.  The one thing we try to educate buyers on for this community is the concept of a land lease which the Harbour Vista community has associated with it.  For example there is one current listing at 16512 Blackbeard Lane #201 that is listed for sale at $385,000 and features 3 bedrooms with an approximate $385,000.  The listing indicates that the land lease is to expire on 08/31/2041 which has a monthly fee of $230.00.  This is in addition to the $581.00 a month

When I first move to the Orange County and was looking at homes the word that a lot of real estate agents would use was that the home was "turnkey."  At first I had no idea what they were talking about since it seems to be real estate lingo but quickly understood what they were talking about.  Basically, the phrase means to turn the key and enter the home without having to do any repairs, etc.  This phrase is used so much that it's the one keyword to look for if you are in the market to find a home that doesn't need any work done to it.  Huntington Beach has several homes currently on the market that are in this condition with a wide range of prices from smaller residential condos to single family homes.

Buyers in this current real estate market are

Real Estate agents see a lot of the same homes come on the market with many of the homes that have come on the market several times.  What we love to see are homes that rarely come on the market.  A lot of times these homes have never been on the market for a period of 20, 30 and 40 more years and are typically family owned for a period of generations.  We did a quick search and found many homes that had never been on the market before.  These range from penthouse condos like Harbor Bay Club that offer water and sunset views to single family homes in popular neighborhoods like Bolsa Landmark, Goldenwest Estates, Lake Park and Brightwater communities.

One of the common requests we get from our clients is finding a home that comes with inside laundry.  Of course, for larger homes this a pretty much a common thing to have as many luxury homes even come with their own individual laundry room.  For smaller homes and condos this is a common question as laundry areas can be located in the garage and for residential condos you may find the laundry in the community laundry facility.  In fact, one of the first questions we get from condo buyers is regarding the laundry and having inside laundry is a huge selling feature.  You will sometimes see in condo listings that a unit comes with laundry hookups which often equates to having inside laundry as well.

Probably, the most asked question for those looking to

There is a wide variety to residential condos available for sale in Huntington Beach from the very low end to luxury ocean front units.  One of the common requests that we get from our clients is being able to find an end unit in order to maximize view and to only have one neighbor with the attached adjoining wall.   One of the things I love about finding an end unit is the amount of light that comes into the condo.  The end wall is typically filled with lots of windows where there normally would be a wall.  This allows for a lot of extra light that floods into the condo.  This also means for select condos in having an extra viewpoint whether it's looking at the water, ocean and/or trees.

There is also another perk in buying an end unit is the

We get a lot of requests from clients looking for an ocean view home in the Huntington Beach area.  For the most part there are very few communities that offer an ocean view with the exception of neighborhoods like Pacific Shores, Brightwater and the homes that line Pacific Coast Highway.  What many have done in the downtown area is building three level homes that often have a roof top deck that can provide views of the Pacific Ocean.  If you have ever driven through the downtown area of Huntington Beach you will see this the case with large 3 story homes built next to each other.

Real Estate prices for homes with roof top decks currently start at just under $1.1 million for a three bedroom home that comes with around 2,500 square feet.  Of course,

Home buyers love buying a home that has many upgrades found throughout the home.  Many home owners often forget to upgrade a garage as it's seen as the last thing to do to update the look.  Having a clean and modern garage can add to the value of the home, especially for those buyers who are car enthusiasts or expect everything to be modernized throughout the home.  One easy way to upgrade a garage is to add an epoxy finish to it.  Epoxy floors have a very clean look with a variety of colors that one can choose from.  Once complete, epoxy flooring can add value to any home for a minimal amount of cost.

We did a quick search for homes that are being offered with epoxy floors and found a wide range of properties.  This ranges from small condo communities

Huntington Beach has a wide variety of investment properties that include residential single family homes and condos that are used for investment purposes.  This is ideal for those looking to buy a residential property and then rent it out to earn a monthly cash flow on the home.  I did a quick search on our multiple listing service and found 6 properties that have been marked as potential good investment properties.  This includes homes located near the beach as well as to the north and south of the Huntington Beach Pier. One of the properties is located one block to Main Street and the Huntington Beach Pier.  Due to it's size it's ideal for an investment property which features a one bedroom, one bath home with 416 square feet and listed at $825,000.

Some of the best deals for affordable condos in Huntington Beach can be found in the Huntington Township community.  In the last 3 years these condos have consistently been priced in the $400,000 range with 2 to 3 bedroom floor plans to choose from.  The community is made up of approximately 130 condos nestled in a very quiet area of Huntington Beach.  If you live near the beach in Huntington Beach then it can take a long time to get to the 405 freeway when commuting to work.  The ideal balance is to live halfway between these two spots which is where the Huntington Township is located.  Due to the low price points many first time buyers and real estate investors are drawn to the community.

Most of the condos located in Huntington Township will be 2

Some of the best priced townhouses in Huntington Beach can often be found in the Viewpoint community.  Real Estate prices are often priced around $650,000 for a 2 bedroom home that will average between 1,300 to 1,400 square feet of living space.  What makes these homes appealing beyond a location that is just a few miles to the beach and the desirable floor plans that can feature a main floor bedroom, outdoor fenced in patio and interior courtyard space.  The biggest selling points is the functionality of the living spaces.  The living room and kitchen spaces are often combined featuring one big living space that can be accented with soaring high ceilings to give the illusion of extra living space.  There is also excellent use of windows throughout these

One of the lowest priced senior communities in Orange County happens to be located in Huntington Beach near the cross streets of Main Street and Garfield Avenue.  The community is commonly referred to as the Huntington Harbour Village Senior community and is strictly dedicated for those older than 55 years of age.  The complex is an iconic Spanish style architectural community that was built in the early 1980's and has a lot of charm and personality.  This is a secure gated complex with a location that is within walking distance to local shopping and restaurants.  The best part about buying here at this many of the condos listed for sale here can be purchased for under $200,000.

Everyone seems to want a deal in this real estate market and finding a home that is priced below market is very attractive to many buyers.  the 2019 real estate market is turning out to be very unpredictable and hard to tell what is going to happen for the remainder of this year.  For example, January is typically a very busy time of the year with many buyers actively looking in the marketplace.  I've been telling clients for at least 20 years that January is a great time to sell since many serious buyers turn out in large numbers looking to buy with not a whole lot of inventory on the market.  This is good if you are thinking of selling as you are not competing with a lot other homes on the market.  This year the number of buyers seems to be lower than

One of the hardest things to figure out when buying a home in Huntington Beach is if the property is FHA or VA approved.  Typically a lender will have a list of available properties that are on the approved list but this is not always the case.  We have had some lenders call our office asking us about a specific property which would require talking with the homeowners association to check on the status.  An FHA loan is where the buyer is willing to put down 3% of the purchase price and finance the rest.  These are seen as a little more risky than a traditional loan since the amount of equity in the home is much lower than a buyer who might be putting down 20% of the purchase price.  VA loan are for military personal that don't require a down payment which

There is currently one condo for sale at Huntington Habour Villas that's on the market for $430,000.  The unit has been recently upgraded and features an open floor plan with recessed lighting and dual paned windows.  It sits above a shared two car garage which one side

We are currently working with a client who is looking for condo under the $400,000 but has specifically said she doesn't want the condo to be under a land lease.  A land lease is basically when a person or entity buys a parcel of land and then leases the land to another party for a period of time.  Often times condos buildings and complete neighborhoods are built on this land but the residents never own the land and also have to pay a monthly fee to the owner of the land.  Sounds like a pretty good deal for the owner of the land.  It also can be a more affordable option for buyers looking to find a place to live as these types of properties are typically priced below other comparable buildings that are not on lease land.  The fear of the land owner not

One of the more popular condo buildings in Huntington Beach is the Pierhouse condo complex.  Located directly across the street from the sandy beach at 1200 Pacific Coast Highway.  Many love the prime location and wonderful ocean views that can be seen from select units in this building.  There are some fee's the come with living here that buyers need to be aware of before buying here.  First, there is a homeowners association dues that is paid on a monthly basis that currently runs $495.00 a month.  What's included in this price is Cable TV services, water, trash, cable TV, sewer, exterior landscaping and building maintenance, clubhouse, barbecue area and gated entrance.  There is also a second fee that a lot of people are not aware and has to do with a

Nestled near the cross streets of Newland Street and Talbert Avenue is a small community known as "Tamarack Village."  These are great condos that have a lot to offer with private outdoor patios outside the front door area with spacious master suites offering their own exterior decks.  These two story homes have a very well thought out floor plan with main living quarters located on the first level with bedrooms situated upstairs.  The dining room area opens to the outdoor patio area and really incorporates the indoor and outdoor living.

Real Estate prices will vary depending on the size of the unit as there are two and three bedroom floor plans to choose from.  Recent sales of 3 bedroom units have been in the high $400,000 range while 2 bedroom condos

One of the more desirable places to live in Huntington Beach is the downtown area. Within the downtown area is a complex known as Townsquare Condos that offers a nice selection of residential condos that is located approximately 4 blocks to the beach. The area is well known for it's weekly Farmer's market that is held there every Tuesday night. The condos tend to be very well priced for a property located close to the beach. Real Estate prices in the past year sold for as low as $539,000 for a one bedroom unit with 838 square feet. The most expensive unit sold for $687,5000 and was a two bedroom unit with 1,067 square feet. The Huntington Harbour neighborhood in Huntington Beach is the very best place to find homes that come with a boat dock.  These water front homes can be truly spectacular with homes over 5,000 square feet with panoramic views.  The Harbour itself has many fingers that go around many man made islands with a good mixture of residential single family homes, condos and townhouses.  One of the most expensive neighborhoods found here is the Crystal Cay community which offers it's own private gated entrance and extra security for the homes located here.

The boat slips in the Huntington Harbour will vary a lot depending on where the home is located.  Some homes with very large frontage can accommodate a private boat dock for a 85 foot yacht.  The canals tend
