Huntington Beach offers a wide variety of properties from luxury ocean view homes, residential condos and even manufactured homes.  For a beach town, Huntington Beach arguably has some of the biggest choices when it comes to buying a residential condo near the beach.  We often get calls from clients looking for affordable properties by the beach and we always recommend the city of Huntington Beach due to it's affordable price points.  The only thing to keep in mind when looking for a condo is to make sure it's not located under a land lease where you don't own the land.  There are several condos that fit that criteria and can be found in neighborhoods like the Gables and Harbour Vista communities.  Of course, the best condos are often those located on the

One of most favorite places to find water front condos in Huntington Beach is the Huntington Mariner community.  The location is really hard to beat as it sits next to the Huntington Harbour and also backs to Coast Highway as well.  Just crossing Coast Highway and walking a couple blocks takes you directly to the beach so it's truly the best of both worlds.  Many of these homes come with their own private boat docks which is a very much a sought after commodity when living in Huntington Beach.  There are several floor plans that exist here that range from two to three bedrooms that average around the 1,500 and 1,600 square feet of living space range.

Real Estate prices are surprisingly affordable with most homes listed just above the $1.3 million

Huntington Beach is a very popular beach town in the coastal Orange County area that is rich in history dating back to the early 1920's when many of the original beach properties were built here.  Most of the homes are located throughout Huntington Beach with a high concentration of them situated in the Downtown area.  Every year we see about 4 or 5 of these homes come on the market each year that can really vary in size.  Some of the most affordable historic homes will be those on the smaller size that average under 1,000 square feet and are often called tiny houses.  There are also very elegant larger historic properties built in the 1920's that offer over 2,000 square feet of living space.  These tend to be the most sought after properties since they

One of my favorite places to look for large rental properties is the Seacliff Club Series neighborhood.  First of all is located within a 24 hour guard gated community which is very impressive.  Security here is very strict so don't expect to go through this community unless you live here or a guest of one of the owners.  The properties located here are considered townhomes with multiple levels of living space.  You either love or hate having different levels as it does require a lot of steps going up and down between the different levels.  For the most part you have an attached two car garage located on the street level with a series of steps going up to the first level where you have the kitchen, living and dining room.  Up one more flight of steps and

When I first move to the Orange County and was looking at homes the word that a lot of real estate agents would use was that the home was "turnkey."  At first I had no idea what they were talking about since it seems to be real estate lingo but quickly understood what they were talking about.  Basically, the phrase means to turn the key and enter the home without having to do any repairs, etc.  This phrase is used so much that it's the one keyword to look for if you are in the market to find a home that doesn't need any work done to it.  Huntington Beach has several homes currently on the market that are in this condition with a wide range of prices from smaller residential condos to single family homes.

Buyers in this current real estate market are

Real Estate agents see a lot of the same homes come on the market with many of the homes that have come on the market several times.  What we love to see are homes that rarely come on the market.  A lot of times these homes have never been on the market for a period of 20, 30 and 40 more years and are typically family owned for a period of generations.  We did a quick search and found many homes that had never been on the market before.  These range from penthouse condos like Harbor Bay Club that offer water and sunset views to single family homes in popular neighborhoods like Bolsa Landmark, Goldenwest Estates, Lake Park and Brightwater communities.

If you have ever visited Huntington Beach then you have probably visited the Downtown area of Huntington Beach.  This is where you will find the Huntington Beach Pier and the the boardwalk with a lot of new retail stores and shopping to choose from.  This is also a very popular place to live as you are in the heart of everything and minutes to miles of wide beaches.  Of course, due to the high demand of people wanting to live here it's also one of the most expensive areas of Huntington Beach to buy a home besides the properties located directly on the water in the Huntington Harbour area.  The closer you are located to the beach the real estate prices tend to go higher as with any beach community.  The nice thing about this area is that there is a good

Arguably considered one of the best neighborhoods in Huntington Beach is the Huntington Harbour area.  Located at the very north end of Huntington Beach is a collection of luxury residential homes and condos that are very much sought after no matter if you are looking to buy or lease a home.  Within the area is a collection of 5 islands with many homes offering stunning water front views.  Homes located on the water command a huge premium in price especially if the home comes with it's own private boat slip.  The inventory of these homes is currently very limited with single family homes starting at $5,800 a month with direct water front homes starting at over $15,000 a month.

Some of the key places to look for rentals include the five man made islands

One of the common requests we get from our clients is finding a home that comes with inside laundry.  Of course, for larger homes this a pretty much a common thing to have as many luxury homes even come with their own individual laundry room.  For smaller homes and condos this is a common question as laundry areas can be located in the garage and for residential condos you may find the laundry in the community laundry facility.  In fact, one of the first questions we get from condo buyers is regarding the laundry and having inside laundry is a huge selling feature.  You will sometimes see in condo listings that a unit comes with laundry hookups which often equates to having inside laundry as well.

Probably, the most asked question for those looking to

We get a lot of requests from clients looking for an ocean view home in the Huntington Beach area.  For the most part there are very few communities that offer an ocean view with the exception of neighborhoods like Pacific Shores, Brightwater and the homes that line Pacific Coast Highway.  What many have done in the downtown area is building three level homes that often have a roof top deck that can provide views of the Pacific Ocean.  If you have ever driven through the downtown area of Huntington Beach you will see this the case with large 3 story homes built next to each other.

Real Estate prices for homes with roof top decks currently start at just under $1.1 million for a three bedroom home that comes with around 2,500 square feet.  Of course,

Home buyers love buying a home that has many upgrades found throughout the home.  Many home owners often forget to upgrade a garage as it's seen as the last thing to do to update the look.  Having a clean and modern garage can add to the value of the home, especially for those buyers who are car enthusiasts or expect everything to be modernized throughout the home.  One easy way to upgrade a garage is to add an epoxy finish to it.  Epoxy floors have a very clean look with a variety of colors that one can choose from.  Once complete, epoxy flooring can add value to any home for a minimal amount of cost.

We did a quick search for homes that are being offered with epoxy floors and found a wide range of properties.  This ranges from small condo communities

One of the unique amenity that can be found in the larger homes is the man cave.  The concept grew many years ago for men to have their own dedicated space within the house for themselves.  it originally started out in the basement of the home where the room was often decked out in sports memorabilia, large screen TV and even a billiards table for entertainment.  The sole purpose of them room would be for the man in the house to get away from everyone and enjoy a good sports game or hang out with other male friends.  For the most part, it takes a rather larger house to accommodate such a room as most growing families occupy the large majority of the rooms for kids and work office.  Having an extra room in the house that can be dedicated to such a theme is

Huntington Beach has a nice mixture of residential single family homes that were mass produced in the early 1950's.  There homes are typically one story homes located on smaller lots.  Since that time larger homes were built that often feature a guest house or commonly referred to as a guest casita.  These are often separate and additional living spaces that are ideal for extended family members or out of town guests.  There are a couple of great areas where you can find these types of homes.

First, the Huntington Harbour is an excellent place to look at these homes tend to be larger than the average Huntington Beach home with a nice mixture of water front and beach close homes.  Waterfront homes in this neighborhood often come with a private boat

One of the upscale neighborhoods in Huntington Beach is the Central Park Estates neighborhood.  Commonly known as part of the Edwards Hill community is a collection of large scale homes that were mainly built in the early 1990's.  On average, this homes will be around 3,300 to 4,000 square feet in size with some larger homes as well.  Many of the homes are located on large lots that average around 9,000 square feet an often come with individual private pools as pictured below.  Since many of the homes were built in the last 20 years the floor plans tend to be very open and combine many of the entertainment spaces located on the main living floor.  Upstairs are often large master suites with generous size master baths with walk-in closets.  it's also not

It's coming close to the end of the year and it's always fund to look back and see what homes have sold for and what the market has done.  It's not uncommon to find many homes at the very top of the market in Huntington Beach to sell for over $4 million dollars.  This is especially true for the 3 top sales that sold in 2018 and ranged from $4,700,000 to $7,500,000.  Two of the three properties are located in the gated community of Coral Cay, one of the premier bay front neighborhoods in the Huntington Harbour of Huntington Beach.

The highest sale occurred at 3452 Courtside Circle located in the Coral Cay community and sold for the record breaking price of $7.5 million.  This price was in fact the highest price ever paid for a home in the city of

The Huntington Harbour neighborhood in Huntington Beach is the very best place to find homes that come with a boat dock.  These water front homes can be truly spectacular with homes over 5,000 square feet with panoramic views.  The Harbour itself has many fingers that go around many man made islands with a good mixture of residential single family homes, condos and townhouses.  One of the most expensive neighborhoods found here is the Crystal Cay community which offers it's own private gated entrance and extra security for the homes located here.

The boat slips in the Huntington Harbour will vary a lot depending on where the home is located.  Some homes with very large frontage can accommodate a private boat dock for a 85 foot yacht.  The canals tend

Two Huntington Beach homes have been featured on the new Bravo TV show "Real Estate Wars."  The developer Michael Alladawi has over 10 brand new homes being built in the Huntington Beach area and is interviewing two agents, John McMonigle and JoJo Wilson for the listing.  At the end of Episode 2 of Season 1 the develop decides to give each agent one property each to see how well they can sell the property before committing to his other listings.

The properties are both located on California street in the downtown area of Huntington Beach which has become one of the most desirable places to live due to it's large number of newer construction homes, close proximity to the downtown area, beach and the Huntington Beach Pier.  We did a quick search on our

Homes surrounding the Marine View Park area are also commonly referred to as "Wetlands Homes" due to the close proximity to the Bolsa Chica Wetlands preserve area.  The Wetlands are a huge part of the Northwest Huntington Beach landscape with miles of open and protected land.  Residents love living in this area for it's wide open views and close proximity to the beach.  There is even an upscale Meadowlark golf course that offers quality golf by the beach.

One of the most popular neighborhoods in this area is the California Classics, community which offers traditional style single family homes . Real Estate prices for California Classics homes will run in the mid $750,000 to $900,000 for a four bedroom, three bath home with around 2,000 sure feet of

Huntington Beach offers a wide range of housing opportunities from residential homes, condos, townhouses and even manufactured homes.  Our office gets a lot of calls from renters who have the ability to buy but would like to test out the market first before making the big purchase.  They often ask about properties that are available for lease that can be purchased down the line.  This is typically called a lease option where the renter has the ability to purchase the home at a later date.  Here is a brief explanation on how this works.

First, you find a rental home in Huntington Beach where the owners are open to selling the property as well.  A lot of times owners will have their property up for sale and for rent at the same time and take whatever

One of the newest trends in buying real estate in the Huntington Beach area is buying a home that comes fully furnished or with select items available for sale.  The trend started several years ago as a way to for buyers to wrap the cost of buying furniture items for the house into the monthly mortgage payment.  This is a cleaver idea that saves out of pocket expenses as long as the home is furnished to your tastes.  These types of homes range from some of the most expensive water front homes in Huntington Beach to smaller homes that have been professionally stated with select items that can be purchased direct from the stager.

It's important to remember a couple of things when buying a furnished home.  First, lenders typically don't like to see
