Huntington Beach has a wide variety of properties which include some really great historic properties dating back to the early 1910's.  The large majority of these homes can be found near the Huntington Beach Pier area which is considered prime real estate in Huntington Beach.  We have some clients who are specifically looking to rent these older homes as they have a lot of charm to them and they do come up for lease from time to time.  There are a couple things to understand before renting a historic home in Huntington Beach and will be explained here.

First, for the most part all of these types of homes are traditionally rented out on a long term basis.  Normally this is a 12 month lease to start and then it goes month-to-month after that unless you

Huntington Beach is a very popular beach town in the coastal Orange County area that is rich in history dating back to the early 1920's when many of the original beach properties were built here.  Most of the homes are located throughout Huntington Beach with a high concentration of them situated in the Downtown area.  Every year we see about 4 or 5 of these homes come on the market each year that can really vary in size.  Some of the most affordable historic homes will be those on the smaller size that average under 1,000 square feet and are often called tiny houses.  There are also very elegant larger historic properties built in the 1920's that offer over 2,000 square feet of living space.  These tend to be the most sought after properties since they

When I first move to the Orange County and was looking at homes the word that a lot of real estate agents would use was that the home was "turnkey."  At first I had no idea what they were talking about since it seems to be real estate lingo but quickly understood what they were talking about.  Basically, the phrase means to turn the key and enter the home without having to do any repairs, etc.  This phrase is used so much that it's the one keyword to look for if you are in the market to find a home that doesn't need any work done to it.  Huntington Beach has several homes currently on the market that are in this condition with a wide range of prices from smaller residential condos to single family homes.

Buyers in this current real estate market are

For those who are new to California than you may have not heard about properties that have Mello Roos before.  We commonly see Mello Roos associated with new construction communities where some of the extra building cost fees are passed on to the homeowner.  The easiest way to explain this extra fee is to look at the various costs when building a a brand new neighborhood.  Often times there will be a cost to put in sidewalks, pave streets, put in lamp posts above the streets, etc as those costs can really add up.  In order for the builder to avoid having to pay these costs a Mello Roos bond is often set up to pass on these costs to the new owners of the properties that will be living there.  These are typically from 25 to 30 years as it almost acts like

If you have ever visited Huntington Beach then you have probably visited the Downtown area of Huntington Beach.  This is where you will find the Huntington Beach Pier and the the boardwalk with a lot of new retail stores and shopping to choose from.  This is also a very popular place to live as you are in the heart of everything and minutes to miles of wide beaches.  Of course, due to the high demand of people wanting to live here it's also one of the most expensive areas of Huntington Beach to buy a home besides the properties located directly on the water in the Huntington Harbour area.  The closer you are located to the beach the real estate prices tend to go higher as with any beach community.  The nice thing about this area is that there is a good

One of the common requests we get from our clients is finding a home that comes with inside laundry.  Of course, for larger homes this a pretty much a common thing to have as many luxury homes even come with their own individual laundry room.  For smaller homes and condos this is a common question as laundry areas can be located in the garage and for residential condos you may find the laundry in the community laundry facility.  In fact, one of the first questions we get from condo buyers is regarding the laundry and having inside laundry is a huge selling feature.  You will sometimes see in condo listings that a unit comes with laundry hookups which often equates to having inside laundry as well.

Probably, the most asked question for those looking to

There is a wide variety to residential condos available for sale in Huntington Beach from the very low end to luxury ocean front units.  One of the common requests that we get from our clients is being able to find an end unit in order to maximize view and to only have one neighbor with the attached adjoining wall.   One of the things I love about finding an end unit is the amount of light that comes into the condo.  The end wall is typically filled with lots of windows where there normally would be a wall.  This allows for a lot of extra light that floods into the condo.  This also means for select condos in having an extra viewpoint whether it's looking at the water, ocean and/or trees.

There is also another perk in buying an end unit is the

We get a lot of requests from clients looking for an ocean view home in the Huntington Beach area.  For the most part there are very few communities that offer an ocean view with the exception of neighborhoods like Pacific Shores, Brightwater and the homes that line Pacific Coast Highway.  What many have done in the downtown area is building three level homes that often have a roof top deck that can provide views of the Pacific Ocean.  If you have ever driven through the downtown area of Huntington Beach you will see this the case with large 3 story homes built next to each other.

Real Estate prices for homes with roof top decks currently start at just under $1.1 million for a three bedroom home that comes with around 2,500 square feet.  Of course,

Huntington Beach is one of the largest beach towns in Orange County with a huge selection of properties near the beach and the Huntington Harbour.  For the most part, many of these properties are located close to each other offering little privacy, especially in the backyard spaces of the home.  There are several neighborhoods that do offer homes with private and/or spacious backyard which are ideal for enjoying the beautiful coastal weather that can be found in Huntington Beach.

One of the places we like to recommend is the gated Seacliff community.  Look for homes located in neighborhoods with detached single family homes as they often are located on large sized lots.  Another gated community that we absolutely love is the Boardwalk community which

Real Estate has always been about location as one of the primary reasons for it's value.  Homes located on a a cul-de-sac are no exception to this as this is considered to buyers one of the best locations to find a home.  Huntington Beach has a wide variety of housing from luxury bay front homes surrounding the Huntington Harbour to large estate homes like those found in the Edwards Hill neighborhood.  All of these communities offer homes on these types of locations which add an extra selling point when these properties go up for sale.

One of the main reasons for it's popularity is the added square footage that cul-de-sac homes can reside on.  Being location on a corner or pie shape lot typically allows for the lot size to be larger than other

Home buyers love buying a home that has many upgrades found throughout the home.  Many home owners often forget to upgrade a garage as it's seen as the last thing to do to update the look.  Having a clean and modern garage can add to the value of the home, especially for those buyers who are car enthusiasts or expect everything to be modernized throughout the home.  One easy way to upgrade a garage is to add an epoxy finish to it.  Epoxy floors have a very clean look with a variety of colors that one can choose from.  Once complete, epoxy flooring can add value to any home for a minimal amount of cost.

We did a quick search for homes that are being offered with epoxy floors and found a wide range of properties.  This ranges from small condo communities

Finding a home that is located on a double lot in Huntington Beach is very hard to find and does not come on the market that often.  Huntington Beach for the most part as been widely developed with very few homes located on large over-sized lots.  This is especially true in the Downtown Huntington Beach area where homes are closely located to each other.  That's why we get excited when we see such a rare opportunity in buying a home on a double lot that is ideal for those looking for extra space or the possibility of adding on to home or sub-dividing the lot if the city were to approve such a thing.

A brand new listing has just come on the market in the Downtown Huntington Beach area located at 801 Delaware Street in Huntington Beach.  This is a rare

Huntington Beach has a nice mixture of residential single family homes that were mass produced in the early 1950's.  There homes are typically one story homes located on smaller lots.  Since that time larger homes were built that often feature a guest house or commonly referred to as a guest casita.  These are often separate and additional living spaces that are ideal for extended family members or out of town guests.  There are a couple of great areas where you can find these types of homes.

First, the Huntington Harbour is an excellent place to look at these homes tend to be larger than the average Huntington Beach home with a nice mixture of water front and beach close homes.  Waterfront homes in this neighborhood often come with a private boat

Huntington Beach is a very diverse beach town with a great variety of residential homes and condos.  For the most part, there are many residential single family homes that were built in the 1950's and 60's with one story level and three to four bedroom floor plans.  The city since then has grown much larger and has expanded on this smaller building floor plan.  Now many of the homes offer a variety of options including homes that have separate entrances.  These can be used for a variety of reasons which are explained here.

First, having a separate entrance is ideal for a guest casita or mother-in-law suite.  This works out perfectly for extended family members and out of town guests who need a separate living space from the main house.  Having a

One of the more desirable places to live in Huntington Beach is the downtown area. Within the downtown area is a complex known as Townsquare Condos that offers a nice selection of residential condos that is located approximately 4 blocks to the beach. The area is well known for it's weekly Farmer's market that is held there every Tuesday night. The condos tend to be very well priced for a property located close to the beach. Real Estate prices in the past year sold for as low as $539,000 for a one bedroom unit with 838 square feet. The most expensive unit sold for $687,5000 and was a two bedroom unit with 1,067 square feet. Both of these properties sold in 2017 while recent listings for a two bedroom, one bath condo with 990 square feet is on the market

Two Huntington Beach homes have been featured on the new Bravo TV show "Real Estate Wars."  The developer Michael Alladawi has over 10 brand new homes being built in the Huntington Beach area and is interviewing two agents, John McMonigle and JoJo Wilson for the listing.  At the end of Episode 2 of Season 1 the develop decides to give each agent one property each to see how well they can sell the property before committing to his other listings.

The properties are both located on California street in the downtown area of Huntington Beach which has become one of the most desirable places to live due to it's large number of newer construction homes, close proximity to the downtown area, beach and the Huntington Beach Pier.  We did a quick search on our

Huntington Beach offers a wide range of housing opportunities from residential homes, condos, townhouses and even manufactured homes.  Our office gets a lot of calls from renters who have the ability to buy but would like to test out the market first before making the big purchase.  They often ask about properties that are available for lease that can be purchased down the line.  This is typically called a lease option where the renter has the ability to purchase the home at a later date.  Here is a brief explanation on how this works.

First, you find a rental home in Huntington Beach where the owners are open to selling the property as well.  A lot of times owners will have their property up for sale and for rent at the same time and take whatever

Huntington Beach has hundreds of different neighborhoods that offer a variety of housing.  One of the very small communities where homes rarely come on the market for sale is the Villas at Huntington Beach community.  The Villas is a collection of two bedroom, two bath townhouses located near the cross streets of Atlanta Ave and Beach Blvd, just a short 5 minute drive to the beach.  The floor plans are unique and offer a split level living spaces that come with a two car attached garage.  The three levels include a living room on the lower level, mid level kitchen, dining room and bedroom while the Master suite occupies the entire penthouse level.  The master bedroom typically offers lots of square footage with a large master bath, walk-in closet and an
