Huntington Beach has several new developments that offer new construction homes that were built in 2014 in all different price ranges.  There are also several custom home builders in the area that have built individual homes for re-sale as well.  One of the biggest developments for new construction homes is the Brightwater community that is located on the very north end of town.  These are large beach close homes that offer several different neighborhoods and filled with two story custom luxury homes.  Two of the newest communities that currently offers homes for sale at Brightwater are known as "Azurene" and "Capri" neighborhoods.  The Azure neighborhood is located on the ridgeline and has nice views of the natural preserve area known as the Bolsa Chica

Brookstone in a small quiet condo community located in the South Huntington Beach area and surprisingly one of the best values when looking for a unit in the Huntington Beach area.  For starters the monthly homeowners association dues are very low for the area and currently run $270 a month.  This includes use of the community pool, jacuzzi, basic cable and community barbecue area.  The complex itself is located on one small cul-de-sac street with two story buildings with units on both the bottom and upper level.  All the units have 2 large bedrooms and offer a small outdoor patio area or deck.  The community pool and spa are centrally located and most units come with a detached one car garage.

Pelican Cove is a small residential condo community located near the Huntington Harbour in Huntington Beach, California.  The condos were first offered for sale in 1983 and today it's one the best place to find affordable condos under the $300,000 price point.  The complex has a lot to offer and includes a nice community pool, spa and clubhouse.  This is a secure complex with plenty of parking for both residents and guests.

The location is really ideal and within close proximity to the Huntington Harbour mall and approximately one mile to the beach.  Currently, there are two condos being offered for sale at $298,800 and $305,000.  Both of these condos are one bedroom, one bath units that offer 754 square feet of living space.  Association dues are

The Huntington Landmark senior community is one of the most popular 55 plus communities in all of Orange County.  One of the reasons for this popularity are due to some of the lowest priced homes in the area.  Real Estate prices start at $252,000 for a one bedroom condo and go as high as $474,900 for a two bedroom, two bath unit.  This is a great area that never has a shortage of available properties for sale with 25 homes currently on the market for sale.

Some of the features that are popular in this area are the indoor atriums and private backyard patios.  The community has many association amenities that include an olympic size pool, spa, billiards and fitness room.  There are plenty of classes here like ceramic, bingo, and dancing.  The community

The Seagate community is a waterfront community with single family homes that were built in the early 1970's.  This is a really popular community for those looking for homes located directly on the water.  These are actually attached homes that share a common wall with one other property.  The home have a lot to offer which include cathedral vaulted ceilings, open floor plans and back patios.  The community has a large clubhouse, 2 community pools, spa and 6 tennis courts.  Boat docks are also available to rent in this location.

Home prices can range a lot with home starting in the mid $800,000 range.  Currently, four homes are available for purchase starting from $865,000 to $999,000 with home sales in the last year ranging from $635,000 to $1,289,000.

The Promenade gated community is located near the Seagate area in Huntington Beach, California.  This is a small gated neighborhood filled with residential condos that offer two to three bedroom floor plans just north of the Huntington Beach Pier.  The floor plans offer living on multiple floors with entertainment spaces located on the main level and kitchen and bedrooms located on the second level.  Select models will offer a third story as well which is often used as a home office of fitness area.  The homes often come with a one or two car attached garage and an assigned parking space.

The Waterfront, or commonly known as the "Sea Cove at the Waterfront" is a luxury condo community that offers condos located on the Huntington Bay.  Many potential buyers who are thinking about buying in this complex as well home sellers who are thinking about putting their home on the market are interested in knowing what has sold in the last 12 months.

The market has been very strong with 6 sales ranging from $550,000 for a 2 bedroom, 2 bath condo and up to $998,500 for a highly upgraded condo.  The Waterfront is a luxury community that was originally built by Lyon Homes in 2005.  It is ideally located very close to the beach near the intersection of Beach Blvd and Pacific Coast Highway which is just south of the Huntington Beach Pier.  The condos

The Vista Del Mar is a quiet residential neighborhood that is located just outside the downtown area in Huntington Beach, California.  The homes in this area have a wide range from classic older beach cottages to newer construction two to three story homes.   Homes in this area typically command a premium in price due to the close proximity to the beach.   A new listing just came on the market that was built in 2006 and features 3,975 square feet on a prime corner lot.

The Mill Stream condo community in Huntington Beach, California was first constructed in 1980 and continued to be built until 1982.  The Mill Stream community is ideally located on the ocean side of the 405 freeway and off Warner Avenue.  These are considered some of the best real estate values in Huntington Beach when looking for affordable condos.  Condos in this complex will normally be priced between $349,000 to $445,000 for a two bedroom, one bath condo.

Located near the boarders of Costa Mesa and Huntington Beach lies a great neighborhood known as "Meredith Gardens."  The community was first established in the mid 1960's were most of the homes were built between 1965 to 1968.  The Santa Ana River is the dividing line between this community and Costa Mesa with the Costa Mesa Country Club and Fairview Park located nearby.  These are large 3 to 4 bedroom homes that contain over 2,200 square feet of living space.  This is an ideal location near the Costa Mesa Country Club and approximately 10 minute drive to the beach.  Prices for this community is normally under $1 million with last year home sales ranging from $675,000 to $950,000 with one sale over a million at $1,235,000.

An interesting term that you may have heard of in the real estate community called "Broker Preview."  Broker Preview is basically a day designated for real estate brokers and agents to view new listings as they come on the market in the Huntington Beach area.  Not all new listings will be held open for the broker preview as it is completely on a voluntary basis from the listing agent on the property.  Basically, it's an open house for real estate agents.  The theory is that Realtors who have seen a large majority of the listings on the market can quickly identify the correct property when a buyer gives them an exact criteria on the type of home that they are interested in finding.

The St. Augustine community in Huntington Beach is a combination of two communities known as St. Augustine 1 and St. Augustine 2 in the Seacliff community. The two neighborhoods are located next to each other at the cross streets of Garfield and Peninsula Ln near the Seacliff golf course. This is a great location and approximately 4-5 blocks to the beach. Each of these communities has their own community pool and association amenities. Homeowners association dues currently run $200 for St. Augustine 1 and $205 for St. Augustine 2 community. The homes in these communities are very similar with a large majority of two story Cape Cod inspired homes with a small selection of single level properties.

We get a lot of phone calls for clients looking for senior communities here in Orange County, California.  One of the most popular senior communities in the north Orange County area is the Huntington Landmark Senior community.  The community has a lot to offer to it's residents with many neighborhood amenities and events.  Overall, these condos are very well priced compared to other real estate in the Huntington Beach area.  The community is a 24 hour gated neighborhood that features one to three bedroom condos.  The condos will average in size from 785 to 1287 square feet with a large majority of the condos for sale being one to two bedroom units.

If you are looking to buy a condo near the Huntington Beach Pier then plan to spend anywhere from $350,000 to $750,000 for one to two bedroom condo.  This is considered the prime downtown area which is the hub of Huntington Beach.  Plaza Almeria, Huntington Bayshore, Townsquare Condos, Pier Colony, Huntington Pacific are just some of the condo buildings you will find near the Huntington Beach Pier.   The closest to the beach are the Pier Colony and Huntington Pacific buildings where supringsly you can get a one bedroom condo in the $400,000 range.  The Pacific sits directly on the sandy beach and is one of the rare condo buildings that is located on the sand in Huntington Beach.
