Sunset Beach is popular suburb of Huntington Beach, California and is well known for it's premier ocean front properties located on the sand.  For those who prefer the convenience of a town home style condo in the Sunset Beach area should consider the Sunset Island community.  Sunset Island is ideally located in the Huntington Harbour area and is completely surrounded by the bay.  The Island features many two story town homes that offer water front living at it's best.  These condos are located just two blocks to the Pacific Ocean and sandy Sunset County beach.  Prices are very reasonable when you consider the prime location near both the Huntington Bay and the beach.

The Vista Del Mar is a quiet residential neighborhood that is located just outside the downtown area in Huntington Beach, California.  The homes in this area have a wide range from classic older beach cottages to newer construction two to three story homes.   Homes in this area typically command a premium in price due to the close proximity to the beach.   A new listing just came on the market that was built in 2006 and features 3,975 square feet on a prime corner lot.

The Mill Stream condo community in Huntington Beach, California was first constructed in 1980 and continued to be built until 1982.  The Mill Stream community is ideally located on the ocean side of the 405 freeway and off Warner Avenue.  These are considered some of the best real estate values in Huntington Beach when looking for affordable condos.  Condos in this complex will normally be priced between $349,000 to $445,000 for a two bedroom, one bath condo.

The community is completely gated and offers residents use of the association pool, spa and tennis court.  Monthly association dues typically average $465.00 a month which includes use of the above amenities including a children's play area as well.  From this location you are approximately 2 to 3

Located near the boarders of Costa Mesa and Huntington Beach lies a great neighborhood known as "Meredith Gardens."  The community was first established in the mid 1960's were most of the homes were built between 1965 to 1968.  The Santa Ana River is the dividing line between this community and Costa Mesa with the Costa Mesa Country Club and Fairview Park located nearby.  These are large 3 to 4 bedroom homes that contain over 2,200 square feet of living space.  This is an ideal location near the Costa Mesa Country Club and approximately 10 minute drive to the beach.  Prices for this community is normally under $1 million with last year home sales ranging from $675,000 to $950,000 with one sale over a million at $1,235,000.

Sunset Beach is a small stretch of beach front in the Northeast section of Huntington Beach, California.  This area is rich in history and used to be it's own town from the early 1920's when oil was first struck in the quiet beach town.  In 2011, Sunset Beach was officially annexed into the city of Huntington Beach and is now considered one of the upscale areas to find beach front homes.  If you look at the picture below you will see homes located on the beach which is considered the "Sunset Beach" area.

An interesting term that you may have heard of in the real estate community called "Broker Preview."  Broker Preview is basically a day designated for real estate brokers and agents to view new listings as they come on the market in the Huntington Beach area.  Not all new listings will be held open for the broker preview as it is completely on a voluntary basis from the listing agent on the property.  Basically, it's an open house for real estate agents.  The theory is that Realtors who have seen a large majority of the listings on the market can quickly identify the correct property when a buyer gives them an exact criteria on the type of home that they are interested in finding.

Every community has the one street that has the very best unobstructed views and "Oceanridge Drive" in Huntington Beach is the premier ocean view street in the new Brightwater community.  The Brightwater community is by far one of the most successful and exciting communities to be built in the Huntington Beach area in the last decade.  The homes are very grand with well thought out floor plans and stunning curb appeal architecture.  We have seen a huge spike in demand for these homes in 2013 as home buyers are looking for the best quality homes at the best prices.

The St. Augustine community in Huntington Beach is a combination of two communities known as St. Augustine 1 and St. Augustine 2 in the Seacliff community. The two neighborhoods are located next to each other at the cross streets of Garfield and Peninsula Ln near the Seacliff golf course. This is a great location and approximately 4-5 blocks to the beach. Each of these communities has their own community pool and association amenities. Homeowners association dues currently run $200 for St. Augustine 1 and $205 for St. Augustine 2 community. The homes in these communities are very similar with a large majority of two story Cape Cod inspired homes with a small selection of single level properties.

Huntington Beach has an abundance of condos that are available for lease.  Different beach communities in Orange County will have a mixture of vacation weekly rentals combined with longer term rentals.  Longer term is usually determined if the rental period is for a period longer than 6 months.  The highest concentration of rentals can be found in the downtown area and are considered some of the most affordable rates in all of the Orange County beach city towns.

Condo rental prices in Huntington Beach will typically start in the $1,200 a month range.  This will be for a one bedroom, one bath condo that will normally be located approximately 3 miles to the beach.  If your budget allows then you can find one bedroom condos closer to the beach for around

We get a lot of phone calls for clients looking for senior communities here in Orange County, California.  One of the most popular senior communities in the north Orange County area is the Huntington Landmark Senior community.  The community has a lot to offer to it's residents with many neighborhood amenities and events.  Overall, these condos are very well priced compared to other real estate in the Huntington Beach area.  The community is a 24 hour gated neighborhood that features one to three bedroom condos.  The condos will average in size from 785 to 1287 square feet with a large majority of the condos for sale being one to two bedroom units.

There is a community association when living here.  Expect to pay around $400 a month for association dues

If you are looking to buy a condo near the Huntington Beach Pier then plan to spend anywhere from $350,000 to $750,000 for one to two bedroom condo.  This is considered the prime downtown area which is the hub of Huntington Beach.  Plaza Almeria, Huntington Bayshore, Townsquare Condos, Pier Colony, Huntington Pacific are just some of the condo buildings you will find near the Huntington Beach Pier.   The closest to the beach are the Pier Colony and Huntington Pacific buildings where supringsly you can get a one bedroom condo in the $400,000 range.  The Pacific sits directly on the sandy beach and is one of the rare condo buildings that is located on the sand in Huntington Beach.

Seabridge Lake View condos are some of the most sought after condos in the Seabridge Huntington Beach community.  The condos were built in the mid 1980's with condos surrounding man made lakes that offer serene water views in the middle of the city.  A large majority of these condos offer water views as pictured below.  The condos are well priced for the area and typically sell in the mid $350,000 to $429,000 range.  A nice variety of one and two bedrooms condos can be found here that range from just under 900 square feet to the largest at 1,407 square feet.

The condos are under a home owners association so be prepared to pay monthly dues and have restrictive rules and regulations here.  Two association dues of $468 and $43 a month respectively cover

Seacliff is one of my favorite communities in Huntington Beach for it's well manicured grounds and secure gated entrance as pictured below.  The community itself is not located right next to the beach but homes in this area still can have nice ocean views from the upper levels of the homes.  These are great multi-level homes that offer garage access on the ground level with living and bedrooms located on the 2nd and 3rd levels.  One of the best parts about these homes is that your front door opens to a nice grassy area with no site of your garage.  It makes a nice clean look and a beautiful place to look out your front doors and windows.

Ocean View homes are supringly very affordable when compared to other similar properties in the area.  Currently

Never has there been a good time to find Ocean View homes in the new Huntington Beach development known as "Brightwater."  Brightwater sales have really picked up in the last 12 months and home buyers are really seeing the value in these well contructed homes.  Some of the most desirable properties in the Brightwater communities are those with ocean views.  The best views are found on the front row street known as "Oceanridge" as pictured below.  Homes on this street have unobstructed views of the ocean even though it's from a distance.  Currently there are two ocean view homes for sale located on Oceanridge priced at $2,292,100 and $2,995,000.  Two very distinct floor plans, both in the Hampton Style with a Azure at Brightwater Plan 6a and Plan 4

Pacific Shores Ocean View homes are some of the newest additions to the Huntington Beach Real Estate market.  Located just south of the Pier is a brand new construction community called "Pacific Shores."  The properties are actually luxury townhomes located just 3 blocks to the beach.  Not all these residences have ocean views and currently you will find only one ocean view town home listed for sale at $1,558,245.   

As you can expect with a new construction property you will find such amenities as a gourmet kicthen with oversized island with granite countertops.  The condo comes equipped with top of the line Kitchen Aid appliances including a double oven.  Some of the nicer touches these units include crown molding, dual air-conditioner and tankless

Owning a boat brings a lot of joy and happiness and is a way of life for a lot of residents here in the coastal Orange County area.  For those looking to park their boats in front of their home then and have a healthy budget up to $3 million dollars will be pleasantly surprised with the various communities to choose from.  Huntington Beach is considerably less affordable then neighboring towns like Newport Beach where boat dock homes can easily be double the price point.

Pacific Coast Highway Condos - Condos located on the street "Pacific Coast Highway" near the downtown area is where you should start your search.  Many of these condos are located in small condo buildings that are not widely known.  What you do get is a great location near the Huntington Beach Pier and

Azurene at Brightwater is one of the newest neighborhoods in the Brightwater community.  Starting prices for these homes begins at $1,400,000 according to the Brightwater community website with one home being offered for sale at $2,276,000.  The home offers five bedrooms, five and a half baths with a reported 4,013 square feet and is considered a Plan 6A (Hampton Exterior) model.  Ideally located to capture both Pacific ocean and Bolsa Chica views, the residences offers a main floor mini master bedrooms with a bonus office/den room.  The properties incorporate many indoor/outdoor living spaces and come with a 4 car garage.

The most expensive Huntington Beach home is located in one of the smallest communities in Huntington Beach.  The property located at 18926 Evening Breeze Cir, Huntington Beach has recently come on the market for $4,899,000 and is listed by one of the top Huntington Beach Realtors, Sukie Fee of Seacliff Realty, Inc.  The home is located in the Bluffs gated community and features 6,219 square feet of living space on a 0.35 acre lot.  The owners have reportedly spent over $600,000 on renovating the front and back yards which truly looks spectacular!  The pool and backyard area was patterned after the private villas at the Bellagio and truly has a very elegant feel to it.

Plaza Almeria Huntington Beach condos are located near the beach in the West side of Huntington Beach, California.  The split level condos were built new in the year 2000 and offer residents an ideal location who are looking to live in the main downtown Huntington Beach area.  The condo building itself was built in the Spanish style with classic white stucco exterior with red clay tile roofs.  The location is just 2 blocks to the Huntington Beach Pier and many of the local restaurants and downtown shopping is located nearby.
