Top 3 Huntington Beach Sales For 2018

It's coming close to the end of the year and it's always fund to look back and see what homes have sold for and what the market has done. It's not uncommon to find many homes at the very top of the market in Huntington Beach to sell for over $4 million dollars. This is especially true for the 3 top sales that sold in 2018 and ranged from $4,700,000 to $7,500,000. Two of the three properties are located in the gated community of Coral Cay, one of the premier bay front neighborhoods in the Huntington Harbour of Huntington Beach.
The highest sale occurred at 3452 Courtside Circle located in the Coral Cay community and sold for the record breaking price of $7.5 million. This price was in fact the highest price ever paid for a home in the city of Huntington Beach according to our Multiple Listing Service. The four bedroom, five bath home offered an estimated 5,500 square feet and was a brand new construction home built in 2018. It was only on the market for one day which means that is was most likely negotiated and sold before it came on the market. The home came with a 100 foot dock and located in a 24 hour guard gated community. One of the reasons for this record sale is the combination of a prime bay front location combined with being new construction. Clients tend to pay a premium for a brand new home.
The second highest sale took place in another exclusive gated community called "The Bluffs." The Bluffs isn't located on the water like Coral Cay but is home to some of the most expensive properties in Huntington Beach. 18905 Evening Breeze Cir sold for $5,460,000 which sold on 11/26/2018. The six bedroom, severn bath home featured 6,63 square feet of living space was located a huge 31,558 square foot lot. The home was originally listed at $6.5 million and then lowered to $5.9 which caused it to generate an offer. It was on the market for a total of 355 days. Some of the highlights included a stunning private pool, tennis court and panoramic views.
The third sale also occurred in the Coral Cay gated community and was located at 16712 Coral Cay Lane. The four bedroom, four bath home featured 4,007 square feet of living space and was located on a 6,600 square foot lot. It was originally listed at $4,888,000 and sold for $4,700,000 after being on the market for a total of 50 days. The home was built in 2011 but showed like a brand new construction home. The biggest selling point is the prime location on the permitter of the community that faced the main channel. This location typically commands a premium in price due to it being able get out to the ocean in a shorter period of time. 16712 Coral Cay featured a total of 3 boat docks and was a beautiful example of a luxury Bayfront residence in Huntington Beach.
