The Huntington Landmark community is arguably on the best and most affordable 55+ adult communities in all of Orange County, California.  This neighborhood has a very active turnover with multiple rental listings throughout the year.  For example, the year of 2022 we had approximately 20 rental listings come on the market and then leased out as pictured below.  In 2021, this number was even higher with an approximate 24 rental listings that were leased.  When looking at this charge the "L" in the status section means "leased" with the leased price in the middle and the leased date at the far right.  For the most part, these will typically be 12 month leases with the tenant paying the first months rent, security deposit and security check before moving in.

The Surfcrest community offers a location that is considered one of the best in Huntington Beach as you are just a short walking distance to the sandy beach.  There a variety of reasons why residents really love living here which includes a secure gated community as well as association amenities like a community pool, spa and dedicated barbecue area.  These are considered multi-level townhouses so if you are looking for a one story home this is probably not the best place to look.  The townhouses are typically three levels of living space with attached garages on the lower level and living spaces on another level and then bedrooms on the next level.  For the most part, these rentals are for a 12 month lease with landlord paying for association dues which

Huntington Beach has a wide variety of properties which include some really great historic properties dating back to the early 1910's.  The large majority of these homes can be found near the Huntington Beach Pier area which is considered prime real estate in Huntington Beach.  We have some clients who are specifically looking to rent these older homes as they have a lot of charm to them and they do come up for lease from time to time.  There are a couple things to understand before renting a historic home in Huntington Beach and will be explained here.

First, for the most part all of these types of homes are traditionally rented out on a long term basis.  Normally this is a 12 month lease to start and then it goes month-to-month after that unless you

One of the more popular communities in Huntington Beach when looking for a rental property is the Seabridge community.  What makes this a little bit of a challenge is that there are two neighborhoods in Huntington Beach called Seabridge so it's important to know the differences before making a decision on where to rent a home.  The first one is located near the Downtown area of Huntington Beach is a gated community with a variety of condos located here.  Some of these include Seabridge Lakes, Seabridge Villas and Seabridge Townhomes.  I would say this is probably the more popular Seabridge community due to the variety of units that are located here with some offering lake views.  Plus the location being a short driving distance to the downtown area and

There are some neighborhoods in Huntington Beach where rentals rarely come on the market and when they do they tend to rent out very quickly.  This sure seems to be the case about the popular La Cuesta By The Sea community in Huntington Beach.  On average, we tend to see only 1 rental listing every year come on the market here with homes renting out on average of 30 days or less.  One of the reasons for it's popularity is the type of you can find here that often comes with at least two to three bedrooms with generous size three bedroom floor plans that can span over 1,500 square feet of living space.  What I love about these homes is that they often come with rooms that offer vaulted ceilings that give an illusion of extra space as well as an attached two

One of my favorite places to look for large rental properties is the Seacliff Club Series neighborhood.  First of all is located within a 24 hour guard gated community which is very impressive.  Security here is very strict so don't expect to go through this community unless you live here or a guest of one of the owners.  The properties located here are considered townhomes with multiple levels of living space.  You either love or hate having different levels as it does require a lot of steps going up and down between the different levels.  For the most part you have an attached two car garage located on the street level with a series of steps going up to the first level where you have the kitchen, living and dining room.  Up one more flight of steps and

One of the most affordable places to find long term rentals in the Huntington Beach area is the Villa Warner complex.  The location is near the cross streets of Edwards and Warner street that is ideally located approximately halfway been the beach and the 405 freeway. Rental prices are often found under $2,000 a month with the large majority of these being one bedroom units.  There are some 2 bedroom rentals that do come up on the market and tend to be closer to the $2,000 a month range while one bedroom units can often be found in the $1,700 to $1,900 price range.  All of these condos are individually owned so each property terms will be different.  For the most part these are 12 month leases that require a first months rent, security deposit and credit

One of the best places to find affordable rental prices is at the Shore Crest complex in Huntington Beach. We did a quick search to see what rental values have looked like in the past year and for the most part many of these rentals are listed below $2,000 a month which is an excellent value if you want to live by the beach.  Looking at previous listings in Shore Crest there have been leases for either one or two bedroom units.  What grabbed our attention in the last week was a newly listed one bedroom rental that is on the market for lease at $1,750 a month.  They are wanting a 12 month lease with an expected move-in date starting after 04/02/21,  As with most rentals in the area the first months rent, credit report and security deposit is required for

Arguably considered one of the best neighborhoods in Huntington Beach is the Huntington Harbour area.  Located at the very north end of Huntington Beach is a collection of luxury residential homes and condos that are very much sought after no matter if you are looking to buy or lease a home.  Within the area is a collection of 5 islands with many homes offering stunning water front views.  Homes located on the water command a huge premium in price especially if the home comes with it's own private boat slip.  The inventory of these homes is currently very limited with single family homes starting at $5,800 a month with direct water front homes starting at over $15,000 a month.

Some of the key places to look for rentals include the five man made islands

Huntington Beach is one of the few beach towns where you can still find many rental properties under the $2,500 price point.  Most of the rental properties are either one or two bedroom apartments or condos that typically average between 500 to 1,000 square feet of living space.  It's important to note that the large majority of these properties are long term leases which is normally at 12 month lease.  After the 12 month period a tenant can either re-negotiate for a longer term period or have the rental go on at a month-to-month basis.  One of the great things about Huntington Beach is that housing tends to be more affordable than surrounding beach towns like Laguna and Newport Beach and it's not impossible to find properties in this price point located

One of the more popular places to rent a home in the Huntington Beach area is the Seaside Village community.  What makes this neighborhood unique is that it's located in a secure gated community with small lagoon style waters that resides just outside the homes making it feel like a true water front location.  The community itself is relatively small so there are typically not a lot of rental properties on the market at any given time.  Currently there are 3 rental homes available that are all looking for a 12 month lease as we typically don't see any short term rental properties in this neighborhood.

Rental prices currently start at $3,900 a month for a 3 bedroom home with approximately 1,705 square feet of living space.  There are also two other 3

One of the best places right now to find brand new short term rentals is located a the The Residences at Pacific City.  This is one of the hottest new communities in the heart of the downtown area with luxury rental homes available for month to month short term rentals ranging from one to three months.  There are several reasons for the high demand of these condos.  First, the location is ideally placed below the Huntington Beach Pier and a short walk to the downtown area and the beach.  Rental prices don't come cheap for this prime location with two bedroom rentals listed at $12,000 a month.  The condos feature 1,291 square feet and were newly built in 2017.  The floor plan includes a large living room with an outdoor balcony, plenty of closet space and

For those looking for a beach front rental in the Huntington Beach area it's important to understand the geography of Huntington Beach.  Pacific Coast Highway is the main street that runs north to south along side the ocean with very few homes located on the ocean side of the street.  The beach actually goes right up the highway which offers very few properties that are actually located on the sand.  There are a few exceptions to this rule.  First on the very north end of town you will find a section of beach front homes in the suburb called "Sunset Beach."  This is one of the oldest areas of Huntington Beach that offers single family homes directly on the sand.  These homes rarely come on the market for sale and for lease and typically sell or lease very

If you are thinking about renting a home in the Huntington Beach area then you may want to consider renting in the next several months.  The winter months always have the best rates as this time of year is always considered the low rental season.  Landlord that have their rental homes up for lease are typically more willing to negotiate with you in price and terms than in the summer months.

If you are not sure you want to stay in the lease property for over a year then offering to do a 6 month rental is truly a win-win situation for everyone.  The landlord is able to have his home rented during the winter months and will come back on the market in the more marketable summer months.  We see a lot of renters doing exactly this with great success.
