One of the more popular condo buildings in Huntington Beach is the Pierhouse condo complex. Located directly across the street from the sandy beach at 1200 Pacific Coast Highway. Many love the prime location and wonderful ocean views that can be seen from select units in this building. There are some fee's the come with living here that buyers need to be aware of before buying here. First, there is a homeowners association dues that is paid on a monthly basis that currently runs $495.00 a month. What's included in this price is Cable TV services, water, trash, cable TV, sewer, exterior landscaping and building maintenance, clubhouse, barbecue area and gated entrance. There is also a second fee that a lot of people are not aware and has to do with a land lease.
The land lease fee is currently $246.60 a month and is currently set to run through the year 2081. A land lease basically means that you don't own the land underneath where the property is located and you are leasing it from the person or entity that owns the land. Beyond the monthly payments this is usually not a big issue until the time frame that the lease expires. Typically within a 10 year period of the expiration date properties can typically be harder to sell as there is a lot of uncertainty if the lease will renewed. Lenders also have a very hard time as far as giving buyers loans for properties where they can't guarantee that the buyers will be able to live in the property for 30 years based on a 30 year based loan. The current status if the lease will be renewed or not has not been communicated but 2081 is still another 63 years away so there is still time. It's just an issue that most buyers should be aware of when buying a condo in this complex.
