Pacific Ranch Neighborhoods

The Pacific Ranch community in Huntington Beach, California is home to two different neighborhoods located within the 24 hour guard gate. The two communities consist of Pacific Ranch Villas and Pacific Ranch Townhomes and share some of the same neighborhood amenities in the West Huntington Beach area. Here is a detailed explanation on these two community tracts.
First, The Pacific Ranch Townhomes were built in the mid 1980's between 1984 to 1990. These are three story townhouses that come with attached two car garages and located near the south gated entrance and the community pool and clubhouse area. The first level of these townhouses will typically contain one bedroom and bath as well as the garage entrance and laundry room. The second level of the home is the main entertainment area with a living room, dining room, powder room and outdoor patio areas. The third level is where the bedrooms can be found including a large master suite, walk-in closet and relaxing master bath. Real Estate prices for these townhouses will normally be in the mid $650,000 range for a two bedroom unit while three and four bedroom units can be priced as high as $795,000.
The Pacific Ranch Villas are located north of these townhouses while still being located within the guard gates. These are typically smaller units and feature two bedroom attached condos that were built during the same time frames as the Pacific Ranch Townhomes. There is a variety of single level and two story units with outdoor decks, living room that opens to the kitchen area with a one car detached garage. These are much different than the Villas with smaller floor plans and square footages while being FHA approved. The homeowners association of $390.00 a month covers water, trash, exterior building maintenance and common areas. Real Estate prices in the last year have consistently been priced in the mid $550,000 range with one current condo on the market for sale at $548,000.
Pacific Ranch is ideally located just blocks away from Beach Blvd and Main Street which lead to the downtown Huntington Beach area and the beach.
