One of the best places to find affordable rental prices is at the Shore Crest complex in Huntington Beach. We did a quick search to see what rental values have looked like in the past year and for the most part many of these rentals are listed below $2,000 a month which is an excellent value if you want to live by the beach.  Looking at previous listings in Shore Crest there have been leases for either one or two bedroom units.  What grabbed our attention in the last week was a newly listed one bedroom rental that is on the market for lease at $1,750 a month.  They are wanting a 12 month lease with an expected move-in date starting after 04/02/21,  As with most rentals in the area the first months rent, credit report and security deposit is required for

Real Estate agents see a lot of the same homes come on the market with many of the homes that have come on the market several times.  What we love to see are homes that rarely come on the market.  A lot of times these homes have never been on the market for a period of 20, 30 and 40 more years and are typically family owned for a period of generations.  We did a quick search and found many homes that had never been on the market before.  These range from penthouse condos like Harbor Bay Club that offer water and sunset views to single family homes in popular neighborhoods like Bolsa Landmark, Goldenwest Estates, Lake Park and Brightwater communities.

If you have ever visited Huntington Beach then you have probably visited the Downtown area of Huntington Beach.  This is where you will find the Huntington Beach Pier and the the boardwalk with a lot of new retail stores and shopping to choose from.  This is also a very popular place to live as you are in the heart of everything and minutes to miles of wide beaches.  Of course, due to the high demand of people wanting to live here it's also one of the most expensive areas of Huntington Beach to buy a home besides the properties located directly on the water in the Huntington Harbour area.  The closer you are located to the beach the real estate prices tend to go higher as with any beach community.  The nice thing about this area is that there is a good

Arguably considered one of the best neighborhoods in Huntington Beach is the Huntington Harbour area.  Located at the very north end of Huntington Beach is a collection of luxury residential homes and condos that are very much sought after no matter if you are looking to buy or lease a home.  Within the area is a collection of 5 islands with many homes offering stunning water front views.  Homes located on the water command a huge premium in price especially if the home comes with it's own private boat slip.  The inventory of these homes is currently very limited with single family homes starting at $5,800 a month with direct water front homes starting at over $15,000 a month.

Some of the key places to look for rentals include the five man made islands

One of the common requests we get from our clients is finding a home that comes with inside laundry.  Of course, for larger homes this a pretty much a common thing to have as many luxury homes even come with their own individual laundry room.  For smaller homes and condos this is a common question as laundry areas can be located in the garage and for residential condos you may find the laundry in the community laundry facility.  In fact, one of the first questions we get from condo buyers is regarding the laundry and having inside laundry is a huge selling feature.  You will sometimes see in condo listings that a unit comes with laundry hookups which often equates to having inside laundry as well.

Probably, the most asked question for those looking to

One of the more popular places to rent a home in the Huntington Beach area is the Seaside Village community.  What makes this neighborhood unique is that it's located in a secure gated community with small lagoon style waters that resides just outside the homes making it feel like a true water front location.  The community itself is relatively small so there are typically not a lot of rental properties on the market at any given time.  Currently there are 3 rental homes available that are all looking for a 12 month lease as we typically don't see any short term rental properties in this neighborhood.

Rental prices currently start at $3,900 a month for a 3 bedroom home with approximately 1,705 square feet of living space.  There are also two other 3

There is a wide variety to residential condos available for sale in Huntington Beach from the very low end to luxury ocean front units.  One of the common requests that we get from our clients is being able to find an end unit in order to maximize view and to only have one neighbor with the attached adjoining wall.   One of the things I love about finding an end unit is the amount of light that comes into the condo.  The end wall is typically filled with lots of windows where there normally would be a wall.  This allows for a lot of extra light that floods into the condo.  This also means for select condos in having an extra viewpoint whether it's looking at the water, ocean and/or trees.

There is also another perk in buying an end unit is the

There are certain neighborhoods throughout the country that have a commonly referred name that residents who live there go by.  There is a community In Newport Beach that is perfect example of this.  The community name is Harbor View Homes but anyone who lives there would not refer to this community in that fashion but rather call it Port Street homes.  The reason that it gets that name is that all of the homes in that community have nautical themed street names that often begin with "Port" in them.  Hence the name "Port Street Homes."  Huntington Beach also has a neighborhood like this as well.  The Landmark community is a very popular neighborhood within Huntington Beach that features one and two story homes on typically well landscaped lots.  Locals

Nestled in the Seagate community in Huntington Beach is a popular subdivision commonly known as the Sandpiper District.  Think large scale luxury Mediterranean homes built in the late 1990's and you will come to a perfect image of what you will find in this neighborhood.  There are currently 3 homes for sale in this area with real estate prices ranging from $1,220,000 for a four bedroom, three bath home with 2,316 square feet to $1,799,900 for a four bedroom, three bth home with 3,184 square feet.  Several of these homes offer a lot of privacy with oversized lots.  The highest price home even offers it's own private pool and is located on one of the largest lots in the community.

The location of the Sandpiper neighborhoods is near the intersection of

We get a lot of requests from clients looking for an ocean view home in the Huntington Beach area.  For the most part there are very few communities that offer an ocean view with the exception of neighborhoods like Pacific Shores, Brightwater and the homes that line Pacific Coast Highway.  What many have done in the downtown area is building three level homes that often have a roof top deck that can provide views of the Pacific Ocean.  If you have ever driven through the downtown area of Huntington Beach you will see this the case with large 3 story homes built next to each other.

Real Estate prices for homes with roof top decks currently start at just under $1.1 million for a three bedroom home that comes with around 2,500 square feet.  Of course,

Huntington Beach is one of the largest beach towns in Orange County with a huge selection of properties near the beach and the Huntington Harbour.  For the most part, many of these properties are located close to each other offering little privacy, especially in the backyard spaces of the home.  There are several neighborhoods that do offer homes with private and/or spacious backyard which are ideal for enjoying the beautiful coastal weather that can be found in Huntington Beach.

One of the places we like to recommend is the gated Seacliff community.  Look for homes located in neighborhoods with detached single family homes as they often are located on large sized lots.  Another gated community that we absolutely love is the Boardwalk community which

Real Estate has always been about location as one of the primary reasons for it's value.  Homes located on a a cul-de-sac are no exception to this as this is considered to buyers one of the best locations to find a home.  Huntington Beach has a wide variety of housing from luxury bay front homes surrounding the Huntington Harbour to large estate homes like those found in the Edwards Hill neighborhood.  All of these communities offer homes on these types of locations which add an extra selling point when these properties go up for sale.

One of the main reasons for it's popularity is the added square footage that cul-de-sac homes can reside on.  Being location on a corner or pie shape lot typically allows for the lot size to be larger than other

Home buyers love buying a home that has many upgrades found throughout the home.  Many home owners often forget to upgrade a garage as it's seen as the last thing to do to update the look.  Having a clean and modern garage can add to the value of the home, especially for those buyers who are car enthusiasts or expect everything to be modernized throughout the home.  One easy way to upgrade a garage is to add an epoxy finish to it.  Epoxy floors have a very clean look with a variety of colors that one can choose from.  Once complete, epoxy flooring can add value to any home for a minimal amount of cost.

We did a quick search for homes that are being offered with epoxy floors and found a wide range of properties.  This ranges from small condo communities

Finding a home that is located on a double lot in Huntington Beach is very hard to find and does not come on the market that often.  Huntington Beach for the most part as been widely developed with very few homes located on large over-sized lots.  This is especially true in the Downtown Huntington Beach area where homes are closely located to each other.  That's why we get excited when we see such a rare opportunity in buying a home on a double lot that is ideal for those looking for extra space or the possibility of adding on to home or sub-dividing the lot if the city were to approve such a thing.

A brand new listing has just come on the market in the Downtown Huntington Beach area located at 801 Delaware Street in Huntington Beach.  This is a rare

Huntington Beach has a wide variety of investment properties that include residential single family homes and condos that are used for investment purposes.  This is ideal for those looking to buy a residential property and then rent it out to earn a monthly cash flow on the home.  I did a quick search on our multiple listing service and found 6 properties that have been marked as potential good investment properties.  This includes homes located near the beach as well as to the north and south of the Huntington Beach Pier. One of the properties is located one block to Main Street and the Huntington Beach Pier.  Due to it's size it's ideal for an investment property which features a one bedroom, one bath home with 416 square feet and listed at $825,000.

One of the unique amenity that can be found in the larger homes is the man cave.  The concept grew many years ago for men to have their own dedicated space within the house for themselves.  it originally started out in the basement of the home where the room was often decked out in sports memorabilia, large screen TV and even a billiards table for entertainment.  The sole purpose of them room would be for the man in the house to get away from everyone and enjoy a good sports game or hang out with other male friends.  For the most part, it takes a rather larger house to accommodate such a room as most growing families occupy the large majority of the rooms for kids and work office.  Having an extra room in the house that can be dedicated to such a theme is

Located near the intersection of Garfield Avenue and Beach Blvd is a small collection of townhouses that were built in the year 2000.  Back then when the were first built these brand new construction homes were often equipped with granite counters and maple cabinetry in the Kitchen, bathroom with marble and granite accents and a granite fireplace in the Master Bedroom.  At the time the builder was selling them in the low to mid $300,000 range with every home offering a four bedroom, two bath floor plan.  Now, almost 20 years later these homes are being offered for sale in the $650,000 range with one currently under contract.

One of the biggest selling points for these homes is the open floor plan.  All of the bedrooms are located on the second level of

Some of the best deals for affordable condos in Huntington Beach can be found in the Huntington Township community.  In the last 3 years these condos have consistently been priced in the $400,000 range with 2 to 3 bedroom floor plans to choose from.  The community is made up of approximately 130 condos nestled in a very quiet area of Huntington Beach.  If you live near the beach in Huntington Beach then it can take a long time to get to the 405 freeway when commuting to work.  The ideal balance is to live halfway between these two spots which is where the Huntington Township is located.  Due to the low price points many first time buyers and real estate investors are drawn to the community.

Most of the condos located in Huntington Township will be 2

Some of the best priced townhouses in Huntington Beach can often be found in the Viewpoint community.  Real Estate prices are often priced around $650,000 for a 2 bedroom home that will average between 1,300 to 1,400 square feet of living space.  What makes these homes appealing beyond a location that is just a few miles to the beach and the desirable floor plans that can feature a main floor bedroom, outdoor fenced in patio and interior courtyard space.  The biggest selling points is the functionality of the living spaces.  The living room and kitchen spaces are often combined featuring one big living space that can be accented with soaring high ceilings to give the illusion of extra living space.  There is also excellent use of windows throughout these

Huntington Beach has a nice mixture of residential single family homes that were mass produced in the early 1950's.  There homes are typically one story homes located on smaller lots.  Since that time larger homes were built that often feature a guest house or commonly referred to as a guest casita.  These are often separate and additional living spaces that are ideal for extended family members or out of town guests.  There are a couple of great areas where you can find these types of homes.

First, the Huntington Harbour is an excellent place to look at these homes tend to be larger than the average Huntington Beach home with a nice mixture of water front and beach close homes.  Waterfront homes in this neighborhood often come with a private boat
