Huntington Beach Ocean View Homes

The Yorktown area of Huntington Beach is located just outside the downtown area and approximately an easy 10 minute drive to the beach.  This area has a nice combination of single family homes and residential condos, multi-unit duplex and triplex properties.  The greater Yorktown area has many neighborhoods located within Yorktown that include Huntington West, La Cuesta Villa, Villa St Croix, Villa Pacifica and Brisas Del Mar with some of these being condo communities.

The market has been very strong with 6 sales ranging from $550,000 for a 2 bedroom, 2 bath condo and up to $998,500 for a highly upgraded condo.  The Waterfront is a luxury community that was originally built by Lyon Homes in 2005.  It is ideally located very close to the beach near the intersection of Beach Blvd and Pacific Coast Highway which is just south of the Huntington Beach Pier.  The condos

Sunset Beach is a small stretch of beach front in the Northeast section of Huntington Beach, California.  This area is rich in history and used to be it's own town from the early 1920's when oil was first struck in the quiet beach town.  In 2011, Sunset Beach was officially annexed into the city of Huntington Beach and is now considered one of the upscale areas to find beach front homes.  If you look at the picture below you will see homes located on the beach which is considered the "Sunset Beach" area.

An interesting term that you may have heard of in the real estate community called "Broker Preview."  Broker Preview is basically a day designated for real estate brokers and agents to view new listings as they come on the market in the Huntington Beach area.  Not all new listings will be held open for the broker preview as it is completely on a voluntary basis from the listing agent on the property.  Basically, it's an open house for real estate agents.  The theory is that Realtors who have seen a large majority of the listings on the market can quickly identify the correct property when a buyer gives them an exact criteria on the type of home that they are interested in finding.

Every community has the one street that has the very best unobstructed views and "Oceanridge Drive" in Huntington Beach is the premier ocean view street in the new Brightwater community.  The Brightwater community is by far one of the most successful and exciting communities to be built in the Huntington Beach area in the last decade.  The homes are very grand with well thought out floor plans and stunning curb appeal architecture.  We have seen a huge spike in demand for these homes in 2013 as home buyers are looking for the best quality homes at the best prices.

Seacliff is one of my favorite communities in Huntington Beach for it's well manicured grounds and secure gated entrance as pictured below.  The community itself is not located right next to the beach but homes in this area still can have nice ocean views from the upper levels of the homes.  These are great multi-level homes that offer garage access on the ground level with living and bedrooms located on the 2nd and 3rd levels.  One of the best parts about these homes is that your front door opens to a nice grassy area with no site of your garage.  It makes a nice clean look and a beautiful place to look out your front doors and windows.

Ocean View homes are supringly very affordable when compared to other similar properties in the area.  Currently

Never has there been a good time to find Ocean View homes in the new Huntington Beach development known as "Brightwater."  Brightwater sales have really picked up in the last 12 months and home buyers are really seeing the value in these well contructed homes.  Some of the most desirable properties in the Brightwater communities are those with ocean views.  The best views are found on the front row street known as "Oceanridge" as pictured below.  Homes on this street have unobstructed views of the ocean even though it's from a distance.  Currently there are two ocean view homes for sale located on Oceanridge priced at $2,292,100 and $2,995,000.  Two very distinct floor plans, both in the Hampton Style with a Azure at Brightwater Plan 6a and Plan 4

Pacific Shores Ocean View homes are some of the newest additions to the Huntington Beach Real Estate market.  Located just south of the Pier is a brand new construction community called "Pacific Shores."  The properties are actually luxury townhomes located just 3 blocks to the beach.  Not all these residences have ocean views and currently you will find only one ocean view town home listed for sale at $1,558,245.   

As you can expect with a new construction property you will find such amenities as a gourmet kicthen with oversized island with granite countertops.  The condo comes equipped with top of the line Kitchen Aid appliances including a double oven.  Some of the nicer touches these units include crown molding, dual air-conditioner and tankless

Azurene at Brightwater is one of the newest neighborhoods in the Brightwater community.  Starting prices for these homes begins at $1,400,000 according to the Brightwater community website with one home being offered for sale at $2,276,000.  The home offers five bedrooms, five and a half baths with a reported 4,013 square feet and is considered a Plan 6A (Hampton Exterior) model.  Ideally located to capture both Pacific ocean and Bolsa Chica views, the residences offers a main floor mini master bedrooms with a bonus office/den room.  The properties incorporate many indoor/outdoor living spaces and come with a 4 car garage.

Plaza Almeria Huntington Beach condos are located near the beach in the West side of Huntington Beach, California.  The split level condos were built new in the year 2000 and offer residents an ideal location who are looking to live in the main downtown Huntington Beach area.  The condo building itself was built in the Spanish style with classic white stucco exterior with red clay tile roofs.  The location is just 2 blocks to the Huntington Beach Pier and many of the local restaurants and downtown shopping is located nearby.

Driving through the downtown section of Huntington Beach you will see many homes that line the main drag street known as "Pacific Coast Highway."  This original highway now is the main gateway through all the Huntington Beach areas and runs parallel with the sandy beach and Pacific Ocean.  Homes located on the east side of the highway will have direct ocean front views as the sandy beach is located on the east side.  This is truly unique to Huntington Beach for homes in Orange County and some of the best ocean and pier view homes and condos will be located on this street.

Pierhouse condos in Huntington Beach offer one of the best locations when looking for a condo near the sandy beach.  The condos are located directly across the street from the beach with select condos offering great ocean and sunset views.  It's hard to believe that you can buy a condo in the low $300,000 range with this prime of a location.

Currently, there is one condo for sale listed for $320,000 that offers one bedroom, one bath with 781 square feet.  The condo has been highly upgraded with vaulted ceilings, hardwood flooring and granite counters.  The condo currently does have an accepted offer on the table and is only taking back-up offers at this time.

For those looking to lease a home instead of purchasing a home then Huntington Beach provides many of great choices at affordable prices.  Water Front rentals are a popular choice due to the large number of properties that sit on the water front.  Rentals are normally long term and will vary in terms from six to twelve months or more.  These long term rentals are best found in the Northwest area of Huntington Beach where you will find many condo and single family homes near the Huntington Harbour.

Rentals prices for condos on the water will typically range from $3,000 to $4,000 and are best found in the Portofino Cove, Weatherly Bay and other condos that reside in the Northwest area.  If you are looking for a boat slip then you are most likely to find

The Huntington Beach Real Estate market is on the rebound and that includes the million dollar plus range as well.  In Jan 2013, there were a total of 8 homes that sold over the $1 million dollar price point.  The highest sale reported in at $1,825,000 for a french Normandy estate home located in the downtown Huntington Beach area.   The home was on the market for a total number 84 days and closed from the original list price of $1,999,500.  Other sales over the million dollar mark included new construction homes in the new Huntington Beach community of Pacific Shores.

The two sales came in at $1,193,128 and $1,137,514 for their four and five bedroom homes with square footage's of 3,585 and 3,608 respectively.  We were noting on our last blog that

With the shortage of homes up for sale it has become a seller's market and buyers have less room to negotiate for the best deal. Living on the water front in Huntington Beach is a great place to live.  If you are looking for a low maintance condo or townhome located on the water then you have many choices in Huntington Beach.  One popular community is called "Weatherly Bay."  The community is located on Warner Ave and just a block to Pacific Coast Hwy and the beach.  It's hard to find a better location where you have great proximity to the beach and wonderful views of the Harbor.  

The community has an association pool and tennis court and plenty of parking for residents and guests.  Association dues currently run $350 a month which includes the swimming pool, tennis and exterior insurance on the building.  For those who have a boat then you will be happy to learn that select

Finding a home in today's tight market is frustrating for a lot of buyers.  This is especially true for buyers looking to buy a home for under $650,000 by the beach.  Huntington Beach is one of the best places to find lower and well priced single family homes starting around $400,000 and up.  The homes in the lower range are typically starter homes that are normally not upgraded.  If your budget allows beyond this range then there are several communities that we can recommend.  

One of the communities is the Prestige neighborhood.  Located in the Northwest section of Huntington Beach lies beautiful two story homes with great curb appeal and well priced homes.  For the most part the homes will be listed for sale under $650,000 and located just 10 minutes

If you are thinking about renting a home in the Huntington Beach area then you may want to consider renting in the next several months.  The winter months always have the best rates as this time of year is always considered the low rental season.  Landlord that have their rental homes up for lease are typically more willing to negotiate with you in price and terms than in the summer months.

If you are not sure you want to stay in the lease property for over a year then offering to do a 6 month rental is truly a win-win situation for everyone.  The landlord is able to have his home rented during the winter months and will come back on the market in the more marketable summer months.  We see a lot of renters doing exactly this with great success.

Huntington Bayshore condo community is a great place to live no matter if you are looking to buy or to lease.  The gated community is conveniently located just three blocks to the beach and the Huntington Beach Pier and just a block away from the main street shopping district.   Currently condos range in the high $200,000 range to the low $400,000 range.  If you are looking to rent then condos consistently rent between $3,000 to $3,500 a month in Bayshore. 

One of the special properties in the Huntington Bayshore is 310 Lake St unit #106.  This condo is currently being offered for lease for $3,300 a month and is a highly upgraded and furnished two bedroom, two bath condo.  The condo does offer peek views of the ocean with one of the prime locations
