Huntington Beach Manufactured Homes Under $200,000

Real Estate prices along the coast can be very expensive, especially in beach towns like Huntington Beach that has seen a spike in prices in the last 12 months. For those looking for homes that are still priced under $200,000 then buying a manufactured home in Huntington Beach may make a lot of sense. We did a quick search and there are currently 54 manufactured homes on the market for under $200,000. At first glance this looks like a very affordable price point to live by the beach but there are some things you must understand when buying a manufactured home which will be explained here.
First, most manufactured homes will have a space rent or land lease fee. What that means is that you don't own the land where the home sits on. Space rents can be expensive and may be cheaper to rent a home than to buy a manufactured home and then pay the space rent. For example, the most affordable manufactured home on the market in Huntington Beach is listed at $29,000 and has a monthly space rent of $1,900. This amount is actually lower than other similar type neighborhoods but is a cost that will be due every single month. One of the lowest space rents we came across was $1,195 a month which is considered a very good deal.
Second, if the home is on leased land make sure to check out the expiration date of the land lease. Often times the lease will be negotiated to extend the actual lease expiration date but this is not always the case. We have seem some owners of manufactured home parks not extend the lease and rather ask everyone to leave the park in order for the owners to sell that parcel of land to a developer and/or interested buyer. We saw this happen in Dana Point that used to have a manufactured home park and is now the home to luxury condos in the South Cove community.
Finally, a lot of these homes tend to be on the smaller side so keep that in mind when looking at homes in this price point. A lot of clients get excited when they see the low real estate prices but forget to check out the amenities of the home and the community. I personally believe Huntington Beach to be on the best places to look for manufactured homes that tend to be priced at affordable price points.
