Sunset Beach is a small stretch of beach front in the Northeast section of Huntington Beach, California.  This area is rich in history and used to be it's own town from the early 1920's when oil was first struck in the quiet beach town.  In 2011, Sunset Beach was officially annexed into the city of Huntington Beach and is now considered one of the upscale areas to find beach front homes.  If you look at the picture below you will see homes located on the beach which is considered the "Sunset Beach" area.

An interesting term that you may have heard of in the real estate community called "Broker Preview."  Broker Preview is basically a day designated for real estate brokers and agents to view new listings as they come on the market in the Huntington Beach area.  Not all new listings will be held open for the broker preview as it is completely on a voluntary basis from the listing agent on the property.  Basically, it's an open house for real estate agents.  The theory is that Realtors who have seen a large majority of the listings on the market can quickly identify the correct property when a buyer gives them an exact criteria on the type of home that they are interested in finding.

Azurene at Brightwater is one of the newest neighborhoods in the Brightwater community.  Starting prices for these homes begins at $1,400,000 according to the Brightwater community website with one home being offered for sale at $2,276,000.  The home offers five bedrooms, five and a half baths with a reported 4,013 square feet and is considered a Plan 6A (Hampton Exterior) model.  Ideally located to capture both Pacific ocean and Bolsa Chica views, the residences offers a main floor mini master bedrooms with a bonus office/den room.  The properties incorporate many indoor/outdoor living spaces and come with a 4 car garage.

The most expensive Huntington Beach home is located in one of the smallest communities in Huntington Beach.  The property located at 18926 Evening Breeze Cir, Huntington Beach has recently come on the market for $4,899,000 and is listed by one of the top Huntington Beach Realtors, Sukie Fee of Seacliff Realty, Inc.  The home is located in the Bluffs gated community and features 6,219 square feet of living space on a 0.35 acre lot.  The owners have reportedly spent over $600,000 on renovating the front and back yards which truly looks spectacular!  The pool and backyard area was patterned after the private villas at the Bellagio and truly has a very elegant feel to it.

Driving through the downtown section of Huntington Beach you will see many homes that line the main drag street known as "Pacific Coast Highway."  This original highway now is the main gateway through all the Huntington Beach areas and runs parallel with the sandy beach and Pacific Ocean.  Homes located on the east side of the highway will have direct ocean front views as the sandy beach is located on the east side.  This is truly unique to Huntington Beach for homes in Orange County and some of the best ocean and pier view homes and condos will be located on this street.

The Huntington Beach Real Estate market is on the rebound and that includes the million dollar plus range as well.  In Jan 2013, there were a total of 8 homes that sold over the $1 million dollar price point.  The highest sale reported in at $1,825,000 for a french Normandy estate home located in the downtown Huntington Beach area.   The home was on the market for a total number 84 days and closed from the original list price of $1,999,500.  Other sales over the million dollar mark included new construction homes in the new Huntington Beach community of Pacific Shores.

For those looking for new construction homes you will be excited to learn that Brightwater has announced three new neighborhoods that will offer various new construction homes for sale.  The three neighborhoods consist of Capri, Seaglass and Azurene with the sales office being opened last Saturday to the public according to the company website.

The Capri neighborhood is the smallest of the three and offers 4 bedroom homes with up to 4.5 baths with square footage's ranging from 1,992 to 2,685 square feet.  The Seaglass neighborhood is in the mid-range and offers 3-5 bedrooms and up to 5.5 baths with square footage's ranging from 3,192 to 3,732 square feet.  The largest homes will be found in the Azurene neighborhood that will offer 3-6 bedroom homes

If you are thinking about renting a home in the Huntington Beach area then you may want to consider renting in the next several months.  The winter months always have the best rates as this time of year is always considered the low rental season.  Landlord that have their rental homes up for lease are typically more willing to negotiate with you in price and terms than in the summer months.
