An interesting term that you may have heard of in the real estate community called "Broker Preview."  Broker Preview is basically a day designated for real estate brokers and agents to view new listings as they come on the market in the Huntington Beach area.  Not all new listings will be held open for the broker preview as it is completely on a voluntary basis from the listing agent on the property.  Basically, it's an open house for real estate agents.  The theory is that Realtors who have seen a large majority of the listings on the market can quickly identify the correct property when a buyer gives them an exact criteria on the type of home that they are interested in finding.

We get a lot of phone calls for clients looking for senior communities here in Orange County, California.  One of the most popular senior communities in the north Orange County area is the Huntington Landmark Senior community.  The community has a lot to offer to it's residents with many neighborhood amenities and events.  Overall, these condos are very well priced compared to other real estate in the Huntington Beach area.  The community is a 24 hour gated neighborhood that features one to three bedroom condos.  The condos will average in size from 785 to 1287 square feet with a large majority of the condos for sale being one to two bedroom units.

There is a community association when living here.  Expect to pay around $400 a month for association dues

If you are looking to buy a condo near the Huntington Beach Pier then plan to spend anywhere from $350,000 to $750,000 for one to two bedroom condo.  This is considered the prime downtown area which is the hub of Huntington Beach.  Plaza Almeria, Huntington Bayshore, Townsquare Condos, Pier Colony, Huntington Pacific are just some of the condo buildings you will find near the Huntington Beach Pier.   The closest to the beach are the Pier Colony and Huntington Pacific buildings where supringsly you can get a one bedroom condo in the $400,000 range.  The Pacific sits directly on the sandy beach and is one of the rare condo buildings that is located on the sand in Huntington Beach.

Seabridge Lake View condos are some of the most sought after condos in the Seabridge Huntington Beach community.  The condos were built in the mid 1980's with condos surrounding man made lakes that offer serene water views in the middle of the city.  A large majority of these condos offer water views as pictured below.  The condos are well priced for the area and typically sell in the mid $350,000 to $429,000 range.  A nice variety of one and two bedrooms condos can be found here that range from just under 900 square feet to the largest at 1,407 square feet.

The condos are under a home owners association so be prepared to pay monthly dues and have restrictive rules and regulations here.  Two association dues of $468 and $43 a month respectively cover

Pacific Shores Ocean View homes are some of the newest additions to the Huntington Beach Real Estate market.  Located just south of the Pier is a brand new construction community called "Pacific Shores."  The properties are actually luxury townhomes located just 3 blocks to the beach.  Not all these residences have ocean views and currently you will find only one ocean view town home listed for sale at $1,558,245.   

As you can expect with a new construction property you will find such amenities as a gourmet kicthen with oversized island with granite countertops.  The condo comes equipped with top of the line Kitchen Aid appliances including a double oven.  Some of the nicer touches these units include crown molding, dual air-conditioner and tankless

Huntington Beach Condos can be found in all different price ranges.  Buyers who have a healthy budget when looking for a condo will have a wide variety to choose from.  Condos in the Huntington Beach area will normally in the mid $100,000 range with luxury waterfront condos reaching up near the $1 million dollar mark.  For those in this upper price range you have many condo buildings to choose from.  Here is a quick guide to the most popular locations:

Plaza Almeria Huntington Beach condos are located near the beach in the West side of Huntington Beach, California.  The split level condos were built new in the year 2000 and offer residents an ideal location who are looking to live in the main downtown Huntington Beach area.  The condo building itself was built in the Spanish style with classic white stucco exterior with red clay tile roofs.  The location is just 2 blocks to the Huntington Beach Pier and many of the local restaurants and downtown shopping is located nearby.

Seabridge Water Front Condos are ideal for those looking for a low maintenance living on the water in the Huntington Harbour in Huntington Beach, California. The condos area ideally situated directly on the water and offer over sized boat slips up to 30 feet. Not all the homes in Seabridge will have direct water views as the community has interior condos as well.

The condo buildings at Sea Bridge are all two story with the main living quarters located on the main entry level with the bedrooms located on the upstairs level. A unique glass skylights run at the top of the 2nd floor offering additional light in to these condos. The condos offer a 2 car garage and a community pool and spa. Homeowners association dues typically average $443 a month.

Huntington Beach has only one place where you can find condos located directly on the sand.  That place is known as "Huntington Pacific" located in the downtown Pier area.  The condos originate back to 1967 when Huntington Beach was much different and a lot smaller.  Since then, all buildings and residential properties have been built on the non-ocean side of Pacific Coast Highway with Huntington Pacific being the true place where you can walk out of the condo building and be directly on the sand.

As you can expect this part of sandy beach by the Pier is a hot spot for tourists and beach goers and is one of the best places to watch volleyball players practice.  Condos prices are more affordable than what most people would expect as condos prices

Buying a property under $200,000 by the beach is best found in the city of Huntington Beach. This large beach community has some of the best values for properties under this price point. Since single family homes start in the mid $400,000 your most likely to find condos under $200,000. Here is your guide to some condo buildings in this price range.

The Villa Warner condo building has one bedroom condos for sale under $200,000. The community features 256 units with one to two bedroom units for sale starting at $170,000. This is one of the few condo buildings that does allow for FHA buyers so this should be on your list.

The Harbour Vista community is the #1 place to find condos under $200,000 that offers large two and three bedroom units. The condos

Pierhouse condos in Huntington Beach offer one of the best locations when looking for a condo near the sandy beach.  The condos are located directly across the street from the beach with select condos offering great ocean and sunset views.  It's hard to believe that you can buy a condo in the low $300,000 range with this prime of a location.

Currently, there is one condo for sale listed for $320,000 that offers one bedroom, one bath with 781 square feet.  The condo has been highly upgraded with vaulted ceilings, hardwood flooring and granite counters.  The condo currently does have an accepted offer on the table and is only taking back-up offers at this time.

Villa Pacific condos are located in the South Huntington Beach area and are a great place to find condos starting in the low $200,000 range.  We get a lot of request from buyers and investors alike looking for lower priced condos that they can buy and they cash flow. These are a perfect example of such a scenario.  Condos in this neighborhood will typically rent in the mid to high $2,700 a month range which can easily cover your mortgage payment if a good size down payment is made on the condo purchase.

Villa Pacific HOA dues will typically average $280 a month and pays for water, trash, and exterior insurance. The community features 3 community pools (one heated all year around), spa, tennis court, 2 community club houses, access to RV parking .

The Huntington Beach Real Estate market is on the rebound and that includes the million dollar plus range as well.  In Jan 2013, there were a total of 8 homes that sold over the $1 million dollar price point.  The highest sale reported in at $1,825,000 for a french Normandy estate home located in the downtown Huntington Beach area.   The home was on the market for a total number 84 days and closed from the original list price of $1,999,500.  Other sales over the million dollar mark included new construction homes in the new Huntington Beach community of Pacific Shores.

The two sales came in at $1,193,128 and $1,137,514 for their four and five bedroom homes with square footage's of 3,585 and 3,608 respectively.  We were noting on our last blog that

The Seacliff community in Huntington Beach is one of the most well known and desirable places to find condos for sale in Huntington Beach, California.  What makes this place so unique and special?  For starters the community is located behind a 24 hour guard gate which provides the ultimate in privacy and safety for residents.  Once inside the gates you have multiple communities that area located in Seacliff.  Seacliff condos are actually two story townhomes that have living quarters typically on the first level with bedrooms on the 2nd level.  

Most of these condos come with two car garages which are located in the basement level.  The condos are most commonly called "Seacliff Club Series" condos and feature one of the best associations in the area.

Living on the water front in Huntington Beach is a great place to live.  If you are looking for a low maintance condo or townhome located on the water then you have many choices in Huntington Beach.  One popular community is called "Weatherly Bay."  The community is located on Warner Ave and just a block to Pacific Coast Hwy and the beach.  It's hard to find a better location where you have great proximity to the beach and wonderful views of the Harbor.

We get a lot of requests from buyers looking for a condo that sits directly on the water in Huntington Beach.  One of the first places we direct them to is the Portofino Cove condos.  Select condos in the Cove has direct water views of the Huntington Harbor and the Marina.  Condos prices in 2012 have ranged from $420,000 to $670,000 with a total of 4 sales in the community.

Huntington Bayshore condo community is a great place to live no matter if you are looking to buy or to lease.  The gated community is conveniently located just three blocks to the beach and the Huntington Beach Pier and just a block away from the main street shopping district.   Currently condos range in the high $200,000 range to the low $400,000 range.  If you are looking to rent then condos consistently rent between $3,000 to $3,500 a month in Bayshore. 

One of the special properties in the Huntington Bayshore is 310 Lake St unit #106.  This condo is currently being offered for lease for $3,300 a month and is a highly upgraded and furnished two bedroom, two bath condo.  The condo does offer peek views of the ocean with one of the prime locations

Finding a Huntington Beach condo or home is all about location.  Since the city of Huntington Beach is a very large city and spread out upon many square miles finding a property by the beach at an affordable price can be tricky.  If you have never heard of Bayshore Condos then they are definitely worth a look.  Huntington Bayshore is a private gated community where you can find many condos for sale for under $400,000.

From this location you are just a couple blocks to the beach in the West part of Huntington Beach.  The condos listed for sale are 2 bedrooms and 2 baths with just over 1,000 square feet.  At first glance you may think these may be too small but the floor plans are well thought out and every square inch is utilized very well.  2
