Fully Furnished Homes For Sale

One of the newest trends in buying real estate in the Huntington Beach area is buying a home that comes fully furnished or with select items available for sale. The trend started several years ago as a way to for buyers to wrap the cost of buying furniture items for the house into the monthly mortgage payment. This is a cleaver idea that saves out of pocket expenses as long as the home is furnished to your tastes. These types of homes range from some of the most expensive water front homes in Huntington Beach to smaller homes that have been professionally stated with select items that can be purchased direct from the stager.
It's important to remember a couple of things when buying a furnished home. First, lenders typically don't like to see personal items included in the sale in the purchase contract. If possible, it's best to keep the purchase of personal items as limited as possible. When writing an offer don't write a long list of items they want included in the home. These items can often get rejected by the lender and may cause problems in securing the loan. Lenders are in the business of lending on a home and want to protect their investment with an adequate down payment and solid credit history from the borrower to protect their interests. When personal items getting added to the equation the price of the home will typically go up without necessarily being worth more than if the home was sold unfurnished.
The second problem that arrises when buying a home completely furnished is the appraisal. Let's say you are buying $500,000 worth of furnishings that the seller is willing to sell $200,000 above the market value of the home. That's a great deal as far as furnishing the home but it doesn't mean that the home is now worth an extra $200,000. Lenders pay close attention to what the appraiser values the home at and appraisers will never take personal items into effect when finalizing their numbers on the value of the home. That's why it's important to keep these numbers in check unless you are paying all cash.
