FHA & VA Approved Huntington Beach Homes

One of the hardest things to figure out when buying a home in Huntington Beach is if the property is FHA or VA approved.  Typically a lender will have a list of available properties that are on the approved list but this is not always the case.  We have had some lenders call our office asking us about a specific property which would require talking with the homeowners association to check on the status.  An FHA loan is where the buyer is willing to put down 3% of the purchase price and finance the rest.  These are seen as a little more risky than a traditional loan since the amount of equity in the home is much lower than a buyer who might be putting down 20% of the purchase price.  VA loan are for military personal that don't require a down payment which is the best case scenario if you qualify for this type of loan.

While both of these loan programs are great for those who don't have a lot of money to put down on a home the flip side is that not a lot of properties allow them.  Huntington Beach has several condo buildings that are FHA approved and we will list them here.  One of the most popular condo communities called "Seabridge Villas" is FHA approved and offers residential condos with one and two bedroom floor plans.  The one bedrooms are often priced in the $400,000 range while the two bedroom units are typically found in the high $500,000 price point.  Clients love this complex due to the relatively close proximity to the beach and with tons of association amenities that include a 24 hour guard gated entrance, community pool, spa, sauna, fitness center and tennis courts.

Another Huntington Beach neighborhood to consider is the Pacific Ranch gated community.  Pacific Ranch is divided into two section with residential townhouses and homes.  The townhouses are often FHA approved with two and three bedroom floor plans priced in the mid $500,000 range to the high $700,000 price point.  The association offers a community clubhouse, pool and spa all located in a secure gated environment. Located nearby is also the Cherrywood community that offers residential two bedroom condos in the mid $500,000 range.  It has been reported that condos located here are FHA approved through the end of the 2018 calendar year.

One of the largest communities that is FHA & VA approved is the Huntington Landmark community.  This is a 55+ community dedicated for those looking for a senior community full of amenities.  Residents love living here since the association provides 2 heated community pools, spa, fineness center, tennis courts and putting green.  It's also a secure gated community with daily activities for those who live here.  Real Estate prices for one bedroom units start in the mid $350,000 range while larger two bedroom homes start in the low $400,000 price point.  The status of these FHA & Va approved is subject to change so please give any of our Huntington Beach Real Estate agents a call at 949-482-1313 to confirm.
