Huntington Beach is a very large beach town with over 200,000 people who live here.  There are several newer communities that have been built in recent years like Brightwater and Pacific Shores that offer a wide range of architectural style homes located near the beach.  One similar community to these in commonly known as "The Waterfront" and features two individual neighborhoods that share the same common amenities and location.  The homes were built a little over a decade ago and situated just one block away from the sandy beach.  At the time they were built there was a huge demand for them due to their prime location and resort style amenities like the large pool and clubhouse area.

The Pacific Ranch community in Huntington Beach, California is home to two different neighborhoods located within the 24 hour guard gate.  The two communities consist of Pacific Ranch Villas and Pacific Ranch Townhomes and share some of the same neighborhood amenities in the West Huntington Beach area.  Here is a detailed explanation on these two community tracts.

The Townsquare Condos are located at 415 Townsquare in Huntington Beach, California. This is a prime area of the downtown area in Huntington Beach with an easy bike ride to the Huntington Beach Pier and the beach. This is a very small gated complex of one and two bedroom units a nice community pool, spa, sauna and shower area. The location is really ideal for those who want to live in the heart of the city with many great restaurants and retail shops. Many of the units will offer vaulted ceilings, walk-in closets and elevators that have access to all floors.

Real Estate prices currently run between $450,000 to $550,000 for a one bedroom one bath condo that offers 1,038 square feet of living space. Two bedrooms units normally start at $550,000 and up.

Ocean Pointe is a very nice community in the downtown Huntington Beach area.  These two story homes are ideally located approximately 4 blocks to the beach and a short bike ride to the downtown area.  These are multi-level properties with formal living and dining rooms with gourmet kitchens.  There are nice exterior patios, open floor plans that combine living spaces with the kitchen as well as a custom fireplace in the living room.  The front patio is often located off the living room while many units offer a nice roof top deck area that overlooks the city.

The Downtown Huntington Beach area offers many ocean view homes that are typically found north of the Huntington Beach Pier area.  The downtown area is considered by some to be the most desirable part of town that is near the major retail shops and restaurants.  The Huntington Beach Pier is the beginning point of the downtown area and continues over 20 blocks inland.  Since the area is primarily on flat land, the majority of ocean view properties are found directly on Pacific Coast Highway which is the closest street to the ocean as well as one to two streets back.

Huntington Beach has several new developments that offer new construction homes that were built in 2014 in all different price ranges.  There are also several custom home builders in the area that have built individual homes for re-sale as well.  One of the biggest developments for new construction homes is the Brightwater community that is located on the very north end of town.  These are large beach close homes that offer several different neighborhoods and filled with two story custom luxury homes.  Two of the newest communities that currently offers homes for sale at Brightwater are known as "Azurene" and "Capri" neighborhoods.  The Azure neighborhood is located on the ridgeline and has nice views of the natural preserve area known as the Bolsa Chica

An interesting term that you may have heard of in the real estate community called "Broker Preview."  Broker Preview is basically a day designated for real estate brokers and agents to view new listings as they come on the market in the Huntington Beach area.  Not all new listings will be held open for the broker preview as it is completely on a voluntary basis from the listing agent on the property.  Basically, it's an open house for real estate agents.  The theory is that Realtors who have seen a large majority of the listings on the market can quickly identify the correct property when a buyer gives them an exact criteria on the type of home that they are interested in finding.

Huntington Beach Condos can be found in all different price ranges.  Buyers who have a healthy budget when looking for a condo will have a wide variety to choose from.  Condos in the Huntington Beach area will normally in the mid $100,000 range with luxury waterfront condos reaching up near the $1 million dollar mark.  For those in this upper price range you have many condo buildings to choose from.  Here is a quick guide to the most popular locations:

Pacific Coast Highway Condos - Condos located on the street "Pacific Coast Highway" near the downtown area is where you should start your search.  Many of these condos are located in small condo buildings that are not widely known.  What you do get is a great location near the Huntington Beach Pier and

Plaza Almeria Huntington Beach condos are located near the beach in the West side of Huntington Beach, California.  The split level condos were built new in the year 2000 and offer residents an ideal location who are looking to live in the main downtown Huntington Beach area.  The condo building itself was built in the Spanish style with classic white stucco exterior with red clay tile roofs.  The location is just 2 blocks to the Huntington Beach Pier and many of the local restaurants and downtown shopping is located nearby.  

Some of the selling points of these condos are the dual master suites with a downstairs den/office.  A total of 42 units exist in this building as a new condo has recently come up for sale for $750,000.  The condo is located on

Huntington Beach has only one place where you can find condos located directly on the sand.  That place is known as "Huntington Pacific" located in the downtown Pier area.  The condos originate back to 1967 when Huntington Beach was much different and a lot smaller.  Since then, all buildings and residential properties have been built on the non-ocean side of Pacific Coast Highway with Huntington Pacific being the true place where you can walk out of the condo building and be directly on the sand.

As you can expect this part of sandy beach by the Pier is a hot spot for tourists and beach goers and is one of the best places to watch volleyball players practice.  Condos prices are more affordable than what most people would expect as condos prices

Driving through the downtown section of Huntington Beach you will see many homes that line the main drag street known as "Pacific Coast Highway."  This original highway now is the main gateway through all the Huntington Beach areas and runs parallel with the sandy beach and Pacific Ocean.  Homes located on the east side of the highway will have direct ocean front views as the sandy beach is located on the east side.  This is truly unique to Huntington Beach for homes in Orange County and some of the best ocean and pier view homes and condos will be located on this street.

The Huntington Beach Real Estate market is on the rebound and that includes the million dollar plus range as well.  In Jan 2013, there were a total of 8 homes that sold over the $1 million dollar price point.  The highest sale reported in at $1,825,000 for a french Normandy estate home located in the downtown Huntington Beach area.   The home was on the market for a total number 84 days and closed from the original list price of $1,999,500.  Other sales over the million dollar mark included new construction homes in the new Huntington Beach community of Pacific Shores.

The two sales came in at $1,193,128 and $1,137,514 for their four and five bedroom homes with square footage's of 3,585 and 3,608 respectively.  We were noting on our last blog that

If you are thinking about renting a home in the Huntington Beach area then you may want to consider renting in the next several months.  The winter months always have the best rates as this time of year is always considered the low rental season.  Landlord that have their rental homes up for lease are typically more willing to negotiate with you in price and terms than in the summer months.

If you are not sure you want to stay in the lease property for over a year then offering to do a 6 month rental is truly a win-win situation for everyone.  The landlord is able to have his home rented during the winter months and will come back on the market in the more marketable summer months.  We see a lot of renters doing exactly this with great success.
