Real Estate prices along the coast can be very expensive, especially in beach towns like Huntington Beach that has seen a spike in prices in the last 12 months.  For those looking for homes that are still priced under $200,000 then buying a manufactured home in Huntington Beach may make a lot of sense.  We did a quick search and there are currently 54 manufactured homes on the market for under $200,000.  At first glance this looks like a very affordable price point to live by the beach but there are some things you must understand when buying a manufactured home which will be explained here.

One of the most affordable places to find long term rentals in the Huntington Beach area is the Villa Warner complex.  The location is near the cross streets of Edwards and Warner street that is ideally located approximately halfway been the beach and the 405 freeway. For those who are new to California than you may have not heard about properties that have Mello Roos before.  We commonly see Mello Roos associated with new construction communities where some of the extra building cost fees are passed on to the homeowner.  The easiest way to explain this extra fee is to look at the various costs when building a a brand new neighborhood.  Often times there will be a cost to put in sidewalks, pave streets, put in lamp posts above the streets, etc as those costs can really add up.  In order for the builder to avoid having to pay these costs a Mello Roos bond is often set up to pass on these costs to the new owners of the properties that will be living there.  These are typically from 25 to 30 years as it almost acts like

One of the best places to find affordable rental prices is at the Shore Crest complex in Huntington Beach. Arguably considered one of the best neighborhoods in Huntington Beach is the Huntington Harbour area.  Located at the very north end of Huntington Beach is a collection of luxury residential homes and condos that are very much sought after no matter if you are looking to buy or lease a home.  Within the area is a collection of 5 islands with many homes offering stunning water front views.  Homes located on the water command a huge premium in price especially if the home comes with it's own private boat slip.  The inventory of these homes is currently very limited with single family homes starting at $5,800 a month with direct water front homes starting at over $15,000 a month.

One of the more popular places to rent a home in the Huntington Beach area is the Seaside Village community.  What makes this neighborhood unique is that it's located in a secure gated community with small lagoon style waters that resides just outside the homes making it feel like a true water front location.  The community itself is relatively small so there are typically not a lot of rental properties on the market at any given time.  Currently there are 3 rental homes available that are all looking for a 12 month lease as we typically don't see any short term rental properties in this neighborhood.

There is a wide variety to residential condos available for sale in Huntington Beach from the very low end to luxury ocean front units.  One of the common requests that we get from our clients is being able to find an end unit in order to maximize view and to only have one neighbor with the attached adjoining wall.   One of the things I love about finding an end unit is the amount of light that comes into the condo.  The end wall is typically filled with lots of windows where there normally would be a wall.  This allows for a lot of extra light that floods into the condo.  This also means for select condos in having an extra viewpoint whether it's looking at the water, ocean and/or trees.

There are certain neighborhoods throughout the country that have a commonly referred name that residents who live there go by.  There is a community In Newport Beach that is perfect example of this.  The community name is Harbor View Homes but anyone who lives there would not refer to this community in that fashion but rather call it Port Street homes.  The reason that it gets that name is that all of the homes in that community have nautical themed street names that often begin with "Port" in them.  Hence the name "Port Street Homes."  Huntington Beach also has a neighborhood like this as well.  The Landmark community is a very popular neighborhood within Huntington Beach that features one and two story homes on typically well landscaped lots.  Locals
